What could I get in Edinburgh for £600k

Starting some thinking about where I want to move to and Edinburgh keeps coming up in my lists.

just wondering if anyone has any insight of what sort of property you could get for around £500-600k

i would be after a garden and preferably parking (I can’t parallel park - I’m a lost cause). Two/three beds. Not a major/reno but happy to decorate.

kind of area I’d like would be not busy centre but somewhere where I can walk to cafes, parks etc.

i really am only just starting research - but am just wondering what the property market is like there. I’ve had a browse on Rightmove etc obviously but got myself overwhelmed with it!

I wouldn’t consider Pilton and Granton if I had a budget of £600k.

That is why I specified certain parts - although granted the estate agents would likely have them listed as Wardie, just as they list mine as Trinity (another place to look btw) but it isn't 😆.

Yes these are west Edinburgh but next to the Gyle shopping centre- near the airport

Barnton is another option. There’s a co op , a cafe , post office and a small shop. Blackhall has more shops and cafes. It’s just up the road. Good bus service into town . It also doesn’t get the same plane noise as Cramond.

If I had that sort of money it would be Trinity for me. espc.com/property/18-gf1-lomond-road-edinburgh-eh5-3jr/36104936?sid=423539. Granted there isn’t really a centre with shops and cafes but a short walk past the Botanics takes you into
Stockbridge. It’s such a lovely quiet leafy area and the houses are amazing.

Try Liberton, close to Cameron Toll shopping centre, schools aren’t the best, but if that isn’t an issue then not a problem. Good bus links to the centre, and you can walk to it in about 30 minutes. You would easily get a 3-4 bed detached b7 galore type property, with parking, in your budget

Shops in Blackhall are one cafe/gift shop and a general store, unless you count the retail park. I’m not counting the osteopath, architect, maths tutoring etc.

One way to get a feel for the areas for what are currently randomly located online houses is to use the Scottish index of multiple deprecation map. Personally with £600k I would be living in a dark blue area!

I'd recommend Stockbridge, it's gorgeous. Friendly, villagey, independent shops and cafes and a great Sunday market.

I have a dog, a parking space, a private garden and at least one lovely cafe v close to my house with loads more a short walk away (would consider myself a cafe expert 😁). Am pretty sure my house would be within the OP’s budget - am back to cheerlead for Shandon…

House prices are very influenced by school catchments in Edinburgh. You can have houses going for £200k on the opposite side of a street because that's the cut off for a more desirable school. If that's not a consideration then you'll get a lot for that in a nice area close to town that happens to fall into a less desirable school. So don't be fooled into paying a premium for that if it doesn't matter.

Walnutwhips the Colonies flats have gardens. And permit parking but only for those who live in the Colonies.

There aren't any flats for sale right now, today, but they do come on the market.

Id recomend looking at east lothian or midlothian :) right next to Edinburgh and better options in regards to housing x

Have a look at rightmove, see what you can get for your money, and certainly stay for a few days and have a good look around.

DD is a student living in Marchmont right now, it's very popular with students (not dominated by them though), couples and families. Close to Meadows park area). She shares and rents a lovely old three bedroom flat (very good condition and done out tastefully - too nice for students to be honest), with large kitchen/diner, large lounge (first floor so no garden, oh and no parking) and three large double beds. We know the value is estimated to be £650,000.

Edinburgh is a great city for families and couples but it’s a perennial complaint from singles that it’s not very lively. I wouldn’t live there as a single person; I’d live in Glasgow or London. Just bear that in mind.
The weather is truly awful too. That, along with the snp, does sometimes make me regret my decision to live there. The quality of life for the kids is what keeps us there.
However if you’re renting first you’ll get a feel for it.

it’s certainly confirmed that Edinburgh is a place to look at very seriously

(to answer the questions about my move - I’ve got a few properties in England they I’ll keep and I’ll take some money out of them for a deposit. So I will need a mortgage but I won’t be in a chain as I’ll be able to sort that out first

as for schools - that’s a whole other can of worms - I’m contemplating becoming a solo parent and Edinburgh seems to be a good child friendly city - but that is a WHOLE other quesyion mark thst frankly I don’t have the backbone to put to mumsnet…. So for the moment I’m leaving schools out of the equation but they’re in the back of my mind)

Gosh if I was living on my own I’d definitely not live in liberton. It’s suburbia. Way more buzzy to live in Gorgie, Morningside, Leith etc with shops and cafes on my doorstep.

Marchmont is very very student heavy. Nearly all the tenements are rented out. Possibly you’re calling the wider area near there as Marchmont but trust me Marchmont proper is absolutely dominated by students. I personally would never live in a tenement as an owner occupier.
