What could I get in Edinburgh for £600k

Starting some thinking about where I want to move to and Edinburgh keeps coming up in my lists.

just wondering if anyone has any insight of what sort of property you could get for around £500-600k

i would be after a garden and preferably parking (I can’t parallel park - I’m a lost cause). Two/three beds. Not a major/reno but happy to decorate.

kind of area I’d like would be not busy centre but somewhere where I can walk to cafes, parks etc.

i really am only just starting research - but am just wondering what the property market is like there. I’ve had a browse on Rightmove etc obviously but got myself overwhelmed with it!

You can get something nice in a good area for that with a garden. Parking might be more of an issue but not impossible if prepared to look.

property moves fast in Edinburgh and appears on expo before Rightmove.

espc also allows you to download home reports directly so I’d use that for your searching

For your requirement parts of Granton/east pilton, Wardie might suit. Lots of regeneration going on, good bus routes lots of ex council homes that have gardens and some drive ways or ample street parking.

I have permit (there are permit zones in the centre) and the parking is easy enough as it is lined up rather than parallel. I never have any trouble parking. Some of my neighbours have small drives to park on. It just depends. Another central place I lived the parking was a nightmare.

right this def needs some detailed on the ground investigation. Edinburgh - here we come 😁

im very lucky that I can work remotely anywhere so I can Airbnb my place and stay for a while.

Also worth looking at silverknowes - walking distance in to Davidson's mains which has cafes, Charity shops, supermarket, pubs as well as down to the beach front where there is a little cafe there too. Many homes have gardens and drives. It's certainly not all tenement flats once you get out of the city centre

Seconding Shandon. You haven't mentioned schools, if that isn't an issue for you then you have a huge advantage. The high school for Shandon is fine but not one that people go crazy money to get into. We paid less than £600,000 for a bungalow in Shandon about 18 months ago. We can walk into town in about 30 minutes.

Try to scope out the areas that are just outside catchment for Boroughmuir and Gillespie's in the South of the city. I couldn't say about the North. For example, if you cross the A702 from Buckstone, prices drop significantly for lovely houses, off street parking and big gardens but different school catchment. That's a trek into town but you get the Idea.

Agree with pp, people with dogs also love Silverknowes, close to the beach, and look on ESPC as well as Rightmove.

The market here is really slowing down - lots of decent houses going to fixed prices (rather than closing dates/sealed bids).

If school catchments are not an issue, I'd go around Trinity, Craigleith, Comely bank, Orchard Brae, Murrayfield, Inverleith, Corstorphine- most of these are suburban but you will get a house with driveway & garden - which is less likely closer to town.

South Queensferry is also lovely & has Dalmeny estate for long dog walks.

ESPC app is your friend.

Being "overwhelmed" by Rightmove is such a helpless attitude. OP needs to type in their search criteria and have a look at what's available.

it is very helpful to get an understanding from people who know the city what are good areas rather than searching on Rightmove all over Edinburgh.

You can definitely get a house with garden for your budget, but factor in the offers over system . S Queensferry will give you better value . The more upmarket areas will go for lots over asking. So bear that in mind.

@HandScreenYou're just being an utter fanny for the sake of it and you probably think you sound clever to boot. RM is next to useless without local knowledge.

Agree with PP's about Silverknowes, S. Queensf and Costorphine, these areas would suit your requirements a bit more. Costorphine you can walk into c. centre in about 20 mins. Portobello great and good for cafes too with a v. short bus journey into c. centre. Comely Bank and Inverleith quite central and really lovely, but also £££ so you won't get as much bang for your buck there. Leith wonderful but not ideal for parking and can be noisy.

Agree to watch out for o/o system but there increasingly more reductions and fixed price, so a better time to buy in Edinburgh than of late.

If you are spreadsheet minded, it is useful to record the asking prices of a few things you like now and then compare to the selling prices in a couple of months.

Will help you get a handle on how much over the offers over are currently at. A solicitor will also advise but if you are just at browsing stage then it's handy.

Are you moving from England or elsewhere in Scotland? If the former the advice is usually to sell up in England before starting the buying process up here as you are committed much earlier.

Is it definitely city living you want? Places like North Berwick (mega popular though so lot of competition), Dunbar etc may also be worth a look. Very different to tenament living but easy access into the city.

It really depends on what you want out of the move. You can have coast, country and city within a pretty small area so just about finding the right balance for you.

Will you be working in Edinburgh or just going in for leisure?

Especially in a city like Edinburgh. Handy you can Airbnb it OP but some local guidance will still help keep you right

I wouldn’t consider Pilton and Granton if I had a budget of £600k.

OP, many of the areas that are being recommended are lovely but won’t have parking. You need to go further out:
Greenbanks
Colinton
Duddingston
Davidsons Mains
Cramond (watch the plane noise)
Blackhall
Craigleith

but then you need to look really carefully at which have shops and cafes.
