Can I get some positive vibes, had a knock on door yesterday about my house

A while ago I was on a home swap group.

I have 4 children, 3 of them in one room age 18,16 and 11.
I've been on the swapping register for years.

A lady wanted to downsize and came to see my house but ultimately decided although the location, garden and other things were perfect it was just a little too small.

She is a fosterer and had a massive 4 bedroom house over 3 floors.

When she decided against it I was really sad for a long time and gave up.

Yesterday she knocked in my door, out of the blue ( I deleted Facebook a while ago) and asked if I still wanted to move?

Her circumstances have changed and she is only having 1 Foster child longterm now. So the house is big enough for 3.

I'm going to see her house this week.

She seems really keen. She needs this area, I have a nice rear garden.

I'm a little apprehensive about the area her house is in but I've lived in this house 20 years, my kids were all born here!

But I just feel like space is the most important thing to us and we couldn't even get a swap on a 3 bedroom with 2nd lounge (to turn into bedroom) so a 4 bed with 2 reception rooms would mean everyone can have their own room!

I'm just scared she will change her mind again but can you please send positive vibes. We really need this.

And completely agree, I still have friends in their 30s living at home (no SEN, professionals, just can’t get on the ladder and rent is insane around here) so other than those off to uni (and they tend to come back once they graduate!) I don’t think I know anyone who’s left home at 18.

I've also been on homeswapper for 8 years and no one has been interested in my 2 bedroom flat on an estate but a few weeks ago a woman has a 3 bed house in Southampton and wants to be where I am and isn't bothered about it being a flat. I turned it down purely because it's so far from my friends and family and I'd be alone with my 2 kids but I'm so upset about it.

I need positive vibes too that something else will come up

Good luck. I did the same, got the huge 4 bed house. Heating in winter and the cleaning is immense though, but the space is a godsend. Especially when lockdown happened.

Right now it's a 20 min walk to school.

It will be a 40 min walk.

But by then I will be driving (doing lessons now)

I just Google mapped it and new place isnonly only 8 mins from here by car.

So it's not a massive upheaval.

8 minute drive but only extra 20 minute walk?

and your children have SEN? How will that extra 20 go down with them every morning and afternoon?

What is the actual distance we are talking?

You sound in quite desperate need for extra space

but important that logistics work out too so you do tend up with extra space but… extra stress

I did this op. From a 3 bed double and two singles to a bloody huge 5 bed over 3 levels. My living room is 8mx4m and I've got a drive way, triple bin store, back garden and a roof garden off my top floor master bedroom. When I did the exchange my new house was just disgusting... No internal doors, poo smeared in the wall, syringes and over flowing ash trays. The people I swapped with left two bedrooms full of rubbish and pulled up their god down Lino to take it with them! It was awful . Cost me £ 7k to get it how I wanted it over 2-3 years. Didn't help that this house had twenty two windows and external doors!

Now I love my house. It's been fully adapted to my needs with a disabled kitchen and woman etc and I love it. Funny enough, the first time I tried to swap that fell through. Then the woman turned up again saying she had a dream about living in my house and washed to go ahead. I moved in here 6 years ago at the end of February which is about the time your exchange will likely go ahead of you both choose to pursue it .

They're in Highschool so completely capable of the walk. But like I said I will be driving by then so will take them most of them time.

It's a 2 mile walk. 41 mins or 8 mins in car

Their previous journey was 1.1 mile, 20 mins or 4 mins in car.

But like I said by the time she is able to swap I will be driving

I mean people move hundreds of miles away. People move to different continents. It's only a mile away to give them individual privacy and space, from being 3 to a room.

Hoping it works out for you OP. I've done a mutual exchange twice. The first one took nearly 5 YEARS to find somewhere, it was me, DH and 2 DDs (nearly 10 Yr age gap) in a 2 bed first floor flat. Oldest DD had SN and really needed some space of her own. We ended up swapping with someone in a town 11 miles away, we made it work and were very happy there. After that we needed to be closer to family for support with said DD so we did a 3 way swap which was the BIGGEST PITA ever but we've been in current house for 7 years now. It was absolutely minging when we moved in but we've made it our home, although currently thinking about moving out of town so looking for another swap 🤣
