Anyone else got an AirBnB next door?

Our neighbours inherited the house next door when their parents died and have turned it into an AirBnB. Four bedrooms, a sofa bed and a single bathroom and loo. It's in an ordinary residential area surrounded by owner-occupiers. They advertise it as being suitable for parties of up to 10 to hold get-togethers and they've built a covered outdoor seating area with a barbecue and a fire pit a few feet from our house. Most nights at this time of year we endure the smell of burned meat followed by woodsmoke drifting in through open windows.

We take it in turns with the other neighbours to go round and ask the guests to be quiet and turn off their music after 10pm. Tonight was one of the nights I'm on complaints duty. It's generally pretty quiet here. Most people are working or have children and want their sleep, particularly in the week. Because there's only one loo the male guests tend to pee in the garden and we often look out and see them doing it.

Tonight one of the men (there were 10 of them, mostly men but a couple of women, all mid-20s) wanted to argue with me. He's on holiday, he should be able to do what he likes. Fortunately one of the other neighbours heard him and shouted over the fence asking me if he should he call the police and the guy backed down. The guests have gone in and they're quieter now, though I can hear good-natured shouting and some music. I've sent yet another complaint to AirBnB. The listing says that this is a residential area with neighbours nearby and asks people not to hold parties and to be quiet, but 10 people on holiday together can't be quiet. They have a few drinks, they talk, they talk over each other and next things you know they're roaring away.

It completely ruins this lovely time of year for me. I've talked to my MP and the council (as have other neighbours) and there's nothing we can do. We just have to deal with the noise and smoke while the neighbours rake in £150 a night. I wish Air BnB had never been invented.

I like the note through the door when new visitors arrive.

We stayed in a big VRBO rental a couple of weeks ago. It was clear that the neighbours didn't like it as there were all sorts of notes about where one could smoke after 10pm ( one of the party smokes) and not parking on the road so the neighbours had space.

It was a family group anyway so it's not like we were making loads of noise, but it would put me off renting in a residential area again.

If no one has animals outside, and your neighbours agree, could you and the surrounding neighbours get some of those horrible high pitch things that are sold to deter animals. Not everyone may hear it but it will probably be heard by enough people to make a significant difference

We don't have an AirBnB next door but we are surrounded by student houses and it's the same thing - noise and parties til 5am (usually during the week) and SO MUCH MESS. Rubbish and crap all over the street, and piles of sick.

Sadly I've learned there is nothing to be done about it. The police don't care and there is no recourse when it comes to things like this.

Sounds like a residential property is being used for a commercial purpose.

Not sure if anyone has suggested this yet but I know someone who was in similar circumstances, so they booked in ( yes costs money) a night here and there over space of a month under different names( assume got different ppl to book for them) and left a terrible review regarding the neighbourhood/ neighbours every single time, stay clear, avoid at all costs etc!’enough to put people off. The host can’t delete the reviews as far as I am aware. Just a thought, terrible that you’d even have to consider it

@garlictwist have you tried the local Uni liaison officer?

We have students next door & have had some absolute arrogant antisocial little shits over the years. Our Uni liaison officer is my hero as they take no shit.

I once had students tell me that they pay the rent so can do as they like & "shut up Karen" at my complaining about yet another all night party. I recorded the noise from our bed, emailed it to the Unil LO, students were hauled into his office & threatened with being kicked off their courses. We got a bunch of flowers, an apology letter & no more problems from them 😆 LO is way better than the LA here, they act fast

I’ve had this before in a flat that luckily I rented. It was awful because so many flats in the block were used as Air bnbs so absolutely nothing we could do. You have all my sympathies but I have no solution. We obviously moved out.

If the AirB&B guests are disturbing residents - then the property owner gets disturbed too…

Brilliant idea. So long as there is a cancellation policy, book a night long in the future, get their contact details and ring and complaint (don't say where you got the number) then cancel the booking for free if the policies allow. Take it on turn to do this with neighbours if the number changes. Also email bombardment.

Nothing helpful to add, only echoing other posters about complaining every time there is noise issues.

I’ve used air b n b’s, honestly it would be my worst nightmare to think I’ve disturbed someone who was trying to go about their everyday life. People can be so inconsiderate at times can’t they.

Get a hose pipe and spray your garden and the one next door liberally every evening. Make sure the neighbours on the other side do the same. If the guests complain, tell them old Fred the owner has asked you to water his lawn and you wouldn’t want to let him down.

Do you think £15 a night for self-contained accommodation is too much in July and August is a lot of money? Holiday cottages sleeping 4 cost £1500+ a week around here during the summer holidays.

Apparently airbnb changed their rules recently regarding this sort of thing so it's probably worth complaining to them again. Preferably with all your neighbours putting in separate complaints.

There's something called a Mosquito device which broadcasts a high-pitched noise that deters young people because only they can hear such high frequencies. It starts at about £500 and it probably wouldn't deter the majority of people we get here, who tend to be in their 20s and 30s. But it would drive the local dogs insane. We've explored all kinds of options, I assure you.

If you rented it for one night, you'd know the key code. You could let yourself in at another time, and cause havoc. Concrete down the waste pipes, trash the place. It's got to make a profit at the end of the day, and repairs are costly. That's all obviously illegal, but I guess it depends how you feel about such direct action.

How many of you are there? Neighbours I mean? It would take some commitment but could you descend en mass every time the property is let? Door knocking, complaining? Several awful reviews might do the trick.

They're up. They've barbecued for breakfast and so my house stinks of charcoal fumes. They're in the garden playing music and hanging out. Nothing I can complain about — but there are 10 of them having fun about 30 feet from the windows of the room where I'm working, and it's a warm day and I need the windows open. 10 adults having fun, singing along, shouting backwards and forwards about bringing glasses and knives and sun lotion...

Non violent action like superglue in the key safe is criminal damage, nevertheless I might be tempted 🤔

Record it with your phone/iPad from your house. Keep recording it & get neighbours to do the same & submit to your EH noise department. Keep a diary of all noise & smells & anything else. if EH aren't listening, then contact your local councillor. These sort of actions have worked around here

No PP needed for an AirBnB and no need for a licence in my area at the moment, though there's legislation being discussed that would require all holiday lets to be licensed. I think we'll use this summer to gather evidence that this place is a nuisance property and oppose any application for a licence.

Most of the guests have now gone out and we have peace and quiet again. I need to make it plain that this group isn't particularly noisy or unusual. When you've got 10 adults in the house next door, this is just standard stuff.

I have an air b&b across the road from me. It states it can house 8 people [ fairly small 3 bed ]. There are people in it almost daily this time of year [ we live very close to Alton Towers ]. There is a seating are in the garden with a BBQ. There has been numerous complaints about noise, drug taking and unacceptable behaviour. Nothing gets done.
Apparently there is a leaflet in the house asking them to be considerate to neighbours, but the majority ignore this. Sympathy to you going through the same thing.

I'm wondering if we have the same one..

Summer is full of families and the first thing they used to do was troop across the road into my garden. This was because, we discovered, the owner was advertising it with a photograph of my garden and making out as if it were some kind of public open space. It took two years to get those photos removed from his various different adverts, and eventually I threatened to gather all my friends and go and stand on his front lawn all afternoon. He has stopped for now and has apparently also but the consider leaflet in. Meanwhile, I'm growing a hedge...

The lady next door had enough of the BBQ's and general garden behaviours and also sold up. New family have been in about 6 months now. Despite supposedly not letting to groups there has been a few all male/all female younger groups appearing lately. Happily my house is set far enough back that the noise doesn't disturb but I believe it is causing issues.

In winter he lets to contractors so our very small street is full of vans and heavy equipment. They run over the verges and actually flattened my neighbours inflatable santa one year on her lawn. Some nights we can barely get up the street because the drive takes two cars and they have parked 4 in such a way it's barely passable.

If it was just summer it wouldn't be so bad, but this is year round disruption now.
