How much did it cost ? And was it worth it ?

Ours was finished in 2019 and we went above a double garage and current flat roof (single storey). Then squared off downstairs and up (double storey).

Essentially squared off downstairs, then an L shape upstairs.

We added 2 bedrooms and made a bigger bathroom, utility and kitchen/diner.

It has made a massive difference to us. We spend more time in the kitchen together. We have space!

£130,000 including:

Bathroom suite and fitting
Ensuite suite and fitting
Electrics
Plumbing
Architect
Planning
Building Control
Windows and doors
Painting
Boiler
Plastering
2 walk in wardrobes
Attic hatch and ladder
Some of the attic boarded

Basically everything except for the carpets, kitchen and tiles.

Our was finished in late 2020. 2 storey around 64m2 to include a new kitchen and bedroom above. Quite high spec, lots of glass, vaulted ceilings. Shell was £120k total including kitchen flooring and wet underfloor heating was £180k.

I thought the builders quote of 45 k sounded extremely unrealistic !

We have had a recent quote for a two story side and it was £185k, plus VAT. We are in the SE.

I was thinking it would be more like 120/130k to 180
so my gut feeling wasnt a million miles away

why on Earth a builder is quoting 45k for that much work I do not know
can only assume he would then put the price up three times

Yep, I'd probably add £100,000 to that quote I'm afraid!
We did ours in 2017 and it cost about £100,000, bedroom with en-suite, extended kitchen diner, plus utility and loo. Minimal landscaping included. In Somerset.
Changed our life for the better though!

Hannah lucky you did it pre covid as I bet that would cost way more now
