Been looking for a new house for a while without much success. 3 bed family homes don't come on the market often at the moment. We found one we loved at the beginning of the year and, although it wasn't perfect, it had great potential. Although we were the highest bidders (Scotland), we lost out to a cash buyer ☹️

Viewed another a few weeks later that fit the bill, however, the sellers accepted a 24hr offer before we got the chance to put one in!

Last week we went to view one a bit further away and REALLY liked it. Only problem is, so do loads of other people. It had tonnes of viewings and went to closing within a week of being on the market. The closing date is tomorrow and there are 13 notes of interest 🤯

Our solicitor advised us to offer a significant sum over the home report value if we wanted to be in with a chance so that's what we've done. Closing is 12noon so we should find out not long after whether or not we've been successful 🫣

Good luck. If you’ve offered significantly over you can’t do much more. If you don’t win someone else will have beaten you with a ridiculous offer that might be more than the house is worth. Fingers crossed for you

We recently moved - although England not Scotland - and it was genuinely one of the most stressful times of my life. Just awful.

Thanks for the good luck vibes. We've just heard from our solicitor the we were unsuccessful 😭

We offered 17% over home report value and were the second highest bidders out of 25.....TWENTY FIVE!!!!!

Very disappointed 😞 nothing else on the market at the moment so it's just a waiting game.

Oh I’m so very sorry. I was also just about to say that you should be clear you still love the house and position yourself as first reserve. You never can tell with house buying.
what an arse though. Over 17% over asking. It’s a horrible process.

Sorry you missed out. We had this last year when buying our property. There’s an average of 6 buyers for every house on the market and obviously twice that if it’s a super property. We were up against 12 other bidders and in the end decided to go to our absolute maximum budget, rather than +15% or +£25,000 etc. this was on the basis that it was perfect for us and we didn’t want to lose out. Our reasoning was that if we bid our maximum and lost out, well, there was nothing more we could’ve done. We would’ve been gutted to lose out by £10k for example. We’re still happy with what we paid. We are planning to be here for the next 20 years, so long term we won’t lose anything.
