God she was awful. Said she'd vacate by a certain date and didn't. Still, had actually left LITERALLY but has changed the locks, refused to give me the keys, stalling tactics...
Court date yesterday. She didn't even bother turning up. Judge totally in my favour no question and granted a possession order for 14 days time, and an order for her to pay back all she owes me plus court fees.

I'm just so relieved and had to share it somewhere. I've been far too patient as you all pointed out.

The thing that angers me most about it is she is 'hogging' the house meaning other people who want it can't have it, despite her not even being in it!

And also, I had a bad feeling about her and decided I was just being judgmental or snobby. Now, I'll probably be more careful and may even turn perfectly decent people away because of her. :(

I only learned of my court date two days prior to it, too. Never had to do it before.
So glad it is over.

I was worried as I know tenants have more rights. I'm not sure why I won, but so relieved. I'm working tonight or I'd be opening something fizzy. Smile

Does the possession order mean that she has two weeks to vacate? What's next if she ignores it?

I'd be lying if I said it hadn't crossed my mind!

I think if she doesn't surrender her tenancy after 14 days, I can instruct bailiffs. I should have a letter outlining the procedure within a couple of days.
Ive never had stress before! I guess I've just been very lucky. Been doing it ten years and nobody has has anything but lovely.
