UK Large holiday house for 10, hopefully with pool, help please!

I’m trying to organise a family (adults and children- all school aged, 10 of us in total) get together in the UK next May/ June for a weekend/ 3-4 nights midweek to celebrate a significant birthday. Can be one house or collection of cottages. Would love a pool or at least a hot tub to help entertain the children (and me!). Can anyone recommend anywhere you’ve stayed/ good websites/ companies to check, pretty please? Budget around £2-4k if possible. Somewhere between the south Lake District and South Gloucestershire, preferably no further east than the Peak District to accommodate everyone’s travelling times, I know I’m sounding fussy! I’ve been perusing the web for ages and feeling quite befuddled now Smile. Thanks you in advance mumsnetters!

We stayed here www.cottages.com/cottages/halls-bank-cottages-berwyn-bank-15825 and it ticks a lot of your boxes, as it's got an amazing hot tub and you get two hours a day sole access to a lovely heated pool.
The accommodation itself is not luxurious and may be a little far North for you, but it's also within budget.

My DSis booked this for our extended family for the weekend before Christmas this year. It cost £6000 Shock.

Worse, three out of four of my family tested positive for Covid two days before so we were all unable to go. The others went anyway and had a lovely time but one thing DSis said was that, despite being right next to the River Severn, there are no walks directly from the house - you had to drive for a couple of minutes to start a walk. Rather defeated the object of being right next to the river.

Is it for half term week? If so I think the good stuff will have gone. When I was looking for similar I was surprised how far in advance you needed to book this sort of thing

Kate and Tom's is crazy expensive.

We do an annual 12+ people holiday (uk) every year and one big house works so much better than smaller linked cottages. Thered usually a massive dining room to all eat together and a lounge big enough for evening socialising while all the smallest kids can go upstairs to sleep.
