How much is carpet cleaning?

Just moved out of a rental. Landlord wants to withhold £200 for carpet cleaning.

There are some stains at the edge of the kitchen floor tiles where the dining room carpet starts but that's from a leaky washing machine (owned by the landlord and reported to him several times).

I've asked for a photo of the staining and a quote for carpet cleaning but he hasn't sent them yet. £200 seems a bit steep and I don't think I should be paying for damage caused by his leaky washer. I'm in Leeds by the way.

It depends on how much carpet is being cleaned, and probably where in the country/world you are.
£200 sounds about right for the whole of the downstairs of a house for example (Swindon area ).

Ask him to send you the invoice and say you'll pay direct, or offer to organise for it to be cleaned yourself.

Your landlord is trying it on. Raise a dispute with your deposit holder as your landlord can't just withhold any of your deposit even if he wants to without raising a dispute with the deposit holders himself.

It's a 2 bed flat. The only staining I'm aware of is the edge of the dining room carpet near the kitchen (where the kitchen tiles meet the carpet) but as I said, it's from his leaky washer.

I've requested a photo of the staining and a quote from the cleaning co.

1/ I don't think it's reasonable to expect me to pay for the whole flat to be cleaned if it's just a small amount of staining in one room.

2/ the staining is caused by his leaky washer, which I reported to him several times. I'm not sure it's reasonable for me to pay for damage caused by his faulty washer.

£100 for spot cleaning a lounge carpet, where I spilled a tub of tomato salsa.

I happen to know that he has own carpet cleaning machine, I've seen him using it in the communal hallways.

I paid 80 for a good sized bedroom and large-ish living room. It would have been £60 but there were blood stains on the carpet from my very poorly dog that didnt come out properly, and I also had pet antibacterial stuff added to the deal. Carpets (which were old and deeply soiled anyway) came out immaculate. I paid for that myself and got full deposit back. Your landlord is taking the piss I think. I would suggest you get the soiled carpet cleaned yourself, that will shut him up!

It's in an insured deposit scheme rather than a custodial one. So he holds the deposit. I can request arbitration but he can decline it but I can go to the small claims court for £35 (which he will have to pay if I win)
