Moving house soon, what should I look for?

I'm moving house soon. Due to ridiculous property prices we can't afford exactly what I want (big house and garden!). Which would you prioritise? My kids are 6 and 8. Hopefully we will stay here until they leave home so do you have any ideas about things that are great for teenagers which I wouldn't think of with primary school aged kids? Thanks :)

My friend bought a house with a small/reasonable sized garden, but put a big shed in it which her teens are able to retreat to with friends and use for pool/darts/drinks etc. It is great, and I would thoroughly recommend!
Otherwise, I would look for proximity to good, local schools and shops/a park that they will be able to access by themselves. Also near to public transport so that, as they get older, they can get to school/friends/clubs without relying on you for transport.
