I moved opposite to a long standing quiet foodie pub. Within a year or so the landlords changed. New landlord didn't bother with the food and wanted to attract younger drinkers. Installed speakers outside so they could listen to football matches...and also used them when there was a wedding party or celebration party/special occasion inside which went on until late. Bank holidays were a nightmare.

I [and other neighbours] managed to stop him putting out chairs and tables outside due to noise and litter issue.

I sold ok but not as quick as I would have liked. Then I heard there was a drug problem there which went on for a couple of years. Police coming and going regularly, they convicted the landlord eventually. The tables and chairs also went up outside causing further problems there day and night, broken glasses/bottles/fag ends/litter/children out there for hours at a time [with parents of course].

This in a respectable residential area/road. I would never buy near a pub again. People also take hours to shout their goodbyes and/or wait for taxis/lifts at the weekends.

Grew up living next door to a pub. When I was a child I loved nothing more than searching the front garden and hedge for dropped money, if you’d heard a fight at kicking out time the night before then you could almost guarantee a couple of ten pound notes at least.
It was a very popular pub when I was a teenager so busy nights with queues to the toilets were no problem because I’d just nip back home.
Even now, on the very rare occasion I spend the night at my parent’s house, I find the distant muffled sound of people laughing quite comforting.

I live opposite a pub and as others say the weekend can be noisy. Pretty much since the re opening of said pub, we've had drunk people shouting outside or beating the shit out of each other Hmm

OP, I never have lived close to a pub, so am not speaking from experience, but I do think noise would be a problem.

Looks OK but if the landlord/landlady were to change, as others have said.
