Renting out holiday cottage on Airbnb - any tips?!

My family have a small (1 br) self-contained cottage in the grounds of their home that they'd like to rent out for holiday lets. I think we're pretty clear on what we need in terms of inventory/equipment)kitting out the place to the right standard. I'm also happy with what to do re the guest info folder, local recs etc.

They are sorting the insurance and I've looked into fire safety (I understand it comes under the Fire Safety Order and we need to do a risk assessment - it has a smoke alarm).

Would anyone recommend a particular site over another, in terms of bookings? Our default assumption was that Airbnb would be the most straightforward but with no real basis. I've used homeaway and holidaylettings to book with before, so wondered about those. The priority is really ease of use/simplicity of the booking system, rather than the rate retained by the company, unless it's a big disparity.

Any advice gratefully received!

I work for hosts who use Air B&B. Also use an app for the bookings.. Had no issues with Air B&B.. They are now Super hosts which potential guests can opt for ensuring an above average experience!

Thank you @Aprilshowersandhail. I've booked with superhosts on Airbnb before and it does give you a bit more confidence as a guest, although I don't know what the minimum requirements actually are!

The minimum requirements for Superhost are an average review score of 4.8 and above, no cancellations and 10 plus bookings.

I only use Air BnB for my cottage as it does make you higher in the listings if you are 'loyal 'to them.

I think they are great- it is very straightforward to manage and the app is fabulous.

What I don't like is the review system. Many people don't realise that 4 is a poor score. If you get too many 4 star reviews Air BnB threaten to remove your listing. So a tip is to explain the system to guests in your welcome folder.

Make sure insurance is a specialist holiday let one with public liability.
