Need help from organised and/or nosy people :D

I'll try to be brief!

Long term relationship is going nowhere. I'm not happy and he doesn't want to change.

Not married, but joint tenants (50/50 split) for the last 7 years. He can't afford to live here on his own, or buy me out. I would prefer to sell the house anyway.

I'm a bit lost to know where to start and hoped you organised people might help me get my head around the best way to proceed.

Things to do:

  • End the relationship properly.
  • Clear out spare room and shed of junk, like old clothes, boxes, rubbish. Will probably get a waste removal company in to do that.
  • Put the house on the market.
  • Get advice about a fair financial split.
  • House hunt for a new place. Rent? Buy?

If you were in this situation, where would you start?

Should I clear the junk and get financial advice BEFORE formally splitting up with him? Should I start with telling him it's over? Would it be easier/ faster to rent a place instead of looking to buy immediately?
