Selling on Marketplace and Gumtree. How to be fair.

I'm selling a large, heavy and expensive item on Marketplace and Gumtree. There's plenty if interest and I'm trying to be fair about letting people see it in the order that they've asked to come and see it. I've messaged a timeslot for today but the first person didn't respond to 'Is it OK for you?' The next person is keen but wants to offer a fifth less than the price and can pick up today. They're not happy that someone else is supposed to be seeing it first. A third person is also waiting to see it today. There are others but they're not responding to my reply so I'm assuming not that interested. I'm new to this. Is there a good way of juggling this please?

You don't have to be fair.
The first person to see it who offers you a price you are willing to accept gets it.
Would you be willing to accept lower price to be gone today?

If so

• message #1 saying you haven't responded so i assume no
• message #2 saying you are now first visitor
• message #3 saying someone before you but if they don't want it I'll let you know
