Haringey ( Turnpike Lane-Seven Sister-Bruce Grove) vs Walthamstow ( Blackhorse-st.james- Walthamstow Central)

Dear all,
We are looking from some months to find a nice place for our little daughter of 11months, which in a future she could call home.
Currently we are renting in Hornsey and we are looking for a 3bed house with a budget of 700k between Turnpike Lane- seven sister- Bruce grove and now we recently discovered more Walthamstow st James and the village.
We would like to receive some advice as we are a bit lost understanding the bast are to live.
Bruce grove has the most charming houses, which some are affordable, but the area has only overground and not very good reputation.
Turnpike Lane is close to Piccadilly although the houses are super expensive or very small.
We recently discover Walthamstow, st James area and village but I guess we are out of budget for a 3+ bed house with nice garden.

We were wondering if you could share with us any thought, experience, advice to help us understand what should be the best as a joint family working central.

A late reply, but in case it's useful, we love the Walthamstow St James Street area! There are so many independent shops around the train station and Crate development, lots of green space and great nurseries and primary schools. It's changed loads in the last 5 years, so sometimes people think of it as being run down, but it's had loads of investment - new pavements, cool street art, better lighting. You can get 3 beds for your budget, the gardens are usually quite small, but that's the same throughout Walthamstow. Good luck with your search!
