Leasehold breach

I have put in a new boiler without Freeholders permission. I am thinking of selling my flat and this has come to my attention while reading the lease. How do I remedy this? I am petrified of loosing my flat. Please help!

You could probably get a retrospective agreement drawn up. Provide the freeholder with evidence that it was done to standard (gas certificate) and I'm sure it won't be a problem, especially since a boiler is something that had to be replaced otherwise it is a bigger risk.
And fwiw in our old flat we changed the boiler and never told the freeholder, it wasn't an issue when we sold, we just needed to supply the gas safe certificate.
