Stamp Duty Holiday

Anyone else in this situation? We sold our house in July. Luckily our dream house was for sale and they accepted our offer. Unluckily their sale has fallen through. It’s a bit of a stretch for us to afford it but we didn’t mind as it was our dream house. Now it looks like there is no way it will complete before March 31st as they can’t currently view any houses.

They can view houses though? Estate agents and viewings still allowed to go ahead.

You can view houses.
The paperwork might be slow due to WFH etc but the physical side isn't affected.

I only know as DH and I currently selling! and had a panic last night as got 2 viewings booked in for next week

We sold in October and moved in to rented as the buyers were super keen and paid asking price.

We now realise that we've missed the stamp duty holiday window as solicitors and conveyancers are so backed up there is little chance they can turn around a purchase before March 31st.

We've made peace with that fact. We'd rather not rush in to buying something to save 10k just to have to move again in 5 years.

They can definitely view houses, but the market is quite slow at the moment. We've been trying to buy since our offer was accepted last March. Vendors had to pull out in July just before exchange due to COVID. And while things were really hot all autumn, there has been very little come on the market since early December. I would think you definitely won't make the stamp duty holiday deadline now unless vendors are willing to move out into rented property so the sale can go through. We last made an offer in early November and even then we were advised it was possible the sale wouldn't go through if accepted before end of March because of all the delays.

One option if they have caused a delay which has meant you miss the deadline is to re-offer with an amount that means you can still proceed. It will be less, which is unfortunate. But the market today is not what the market was like in July.
