Moving to Yorkshire

Hi has anyone got any ideas of where I could look to move. I'd obviously love to go for a good mooch but what with covid that's quite tricky.

My requirements are
Good train line to Leeds, 45min ish
A community where I could make friends as I'll be on my own.
Flat, terraced house for up to £120k

You could go East Yorkshire rather than West. Howden is 50 minutes on the train to Leeds.

Or north, but that takes you towards Harrogate which is quite expensive!

You’ll find something in your budget easily. The trains are generally good and people are friendly.

As far as I know the Wakefield area is usually cheaper to live in than Leeds or Bradford.

Upton, Pontefract, Hemsworth, South Kirkby are all fairly cheap areas to live and about a 30min train ride into Leeds.

A 3 bed semi detached house next door to me near Pontefract recently sold for just over £100K.

Have a look at Greengates.

It comes under Bradford, so gets bad press, but it is a lovely little place. Has plenty of amenities, is in your price range and has Apperley Bridge train station in walking distance.

It's not far from Horsforth, Calverley, Guiseley, Rawdon etc which are all Leeds and all lovely places too but not in your price range.

I would look at Bingley, Crossflatts, Shipley, Saltaire, Morley and Gildersome with that budget.

I live in Harrogate which is pricey but Otley is a lovely market town and is actually part of Leeds. It's right next to the airport. It has a beautiful river with swans and really good kids play park with ice cream shop. Market 3 days a week. I lived in Otley once and loved it!

More for your money in Wakefield and a 20-30 min commute to Leeds

Knaresborough (the town in the pic above) is 40 mins to Leeds on the train. Has a ruined castle and boats on the river. The waterside is a mini tourist attraction with riverside cafes etc. There's also Conningham Hall and a Lido. Mother Shipton's Cave which is a children's outdoor attraction, and Henshaw's Arts & Crafts Centre for the Blind which has activities for all kids.
There's a Market every Wednesday.
Also, 2 new estates are being built on the other side of town, along with a Lidl, a new Aldi and a new primary school. There's also a few other primaries and a very, very good high school in the town. One of the best in the area.
Knaresborough is also less than 5 mins from the A1 and is also a 10 min drive from the ancient city of York.
Being right next to Harrogate it is also very close to Harrogate's Morrison's and the schools we have here.
The centre of Knaresborough has some lovely old (& new) shops and pubs and has the oldest chemist in the country (random fun fact!)
There's also a big retail park with a NEXT & Costa, a big Boots, M&S Food Hall, Argos, Matalan, a big TKMaxx & Home Sense, a big Barker & Stonehouse and a McDonalds drive thru.

One other thing, have you considered shared ownership? There's brand new 2 bed houses for sale here in Harrogate for £55k and the rental aspect is via a housing association (although anyone can apply) so the tenancy is secure. Over time you can increase your percentage of ownership.
Harrogate has loads to offer and is 35 mins to Leeds on the train. There's also 3 train stations in Harrogate on that York - Harrogate - Leeds line

West Hull villages are really lovely.
Regular train to Leeds from Brough.

I'm in Ilkley and I think you'll struggle. However the estate agents that I'd recommend speaking to are Harrison Robinson and Dale Eddison.

Burley in wharfedale and Menston are nice and you'd get more for your money as well as Baildon and Saltaire.

Not a chance in Burley in Wharfedale with that budget.

Marsden or Slaithwaite (pronounced Slawit) are both lovely and an hour or less from Leeds. Also easy to get in/out of Manchester from them.
