Moving to Yorkshire

Hi has anyone got any ideas of where I could look to move. I'd obviously love to go for a good mooch but what with covid that's quite tricky.

My requirements are
Good train line to Leeds, 45min ish
A community where I could make friends as I'll be on my own.
Flat, terraced house for up to £120k

Ilkley, Skipton and Horsforth are all on train lines to Leeds - Skipton is the furthest away. I'm not sure £120,000 will get you much property in Horsforth or particularly Ilkley. Hardisty and Dacre, Son and Hartley are just two local estate agents you may want to look at.

You'll get very little for that kind of money in Skipton or Ilkley. Keighley would be much more likely, & a shorter commute. Not as "nice" a town but good transport links, easy to get out to to countryside, cheaper living costs & closer to Leeds & other cities (Bradford isn't bad now it no longer has a great big hole in the middle).

Also try Carling Jones, & Harrison Boothman estate agents.

You'll need to go either towards Bradford, or south of Leeds, to get something in that price range.

Mirfield? There are always flats for sale at well under £100,000, and there are usually a few houses for around that price, like this one, offers around £85,000:

Two direct trains an hour to Leeds - it's about half an hour

Mirfield! Really easy access to Leeds by the train station. Very nice place, friendly people, nice for children good schools and plenty of terraced houses but lovely area with canal, woodland walks and also a big supermarket. I can't wait to move back!

Flat in Castleford, under half a mile from the train station, well under budget.

Hebden Bridge? I just looked it up out of interest, and I'm amazed at how cheap the property is for such a pretty little place - much prettier than Mirfield! Four trains an hour to Leeds, a 49-minute journey.

Mind you, it's had a couple of really nasty floods in the last few years.

Baildon is a nice Village not far from Saltaire/Bradford and Leeds

What about Pudsey?

I'm in Ilkley and I think you'll struggle. However the estate agents that I'd recommend speaking to are Harrison Robinson and Dale Eddison.

Burley in wharfedale and Menston are nice and you'd get more for your money as well as Baildon and Saltaire.

A lot of properties described by Estate Agents as 'Hebden Bridge' are actually in Mytholmroyd (a cheaper town next to Hebden Bridge).

The whole area is prone to flooding, so do make sure you check searches and check with insurers.

Halifax. Not the prettiest of places, and you need to be fussy on areas, but it's improved a lot over the years.

What size flat do you need? If you look east of Leeds you could possibly find a one bed place in Norton/Malton, which is a beautiful market town with great small businesses, food scene etc. If you’re willing to up your commute to Leeds a bit too then Scarborough is also worth considering.

I don’t know West Yorkshire well at all, but have been very grateful for my corner of the world (North Yorkshire) during lockdown.

Thirsk?
It's a nice market town in North Yorkshire with trains straight to Leeds every hour. Takes about 45 minutes.

Crossflats?

Guiseley?

Saltaire. Lovely village, good community from what I've heard, plenty of flats probably in your budget - 1 bed anyway.

Selby. 25 minutes on the train and good house prices.

I have family in Hebden and know it well. Bear in mind most housing is on the valley sides, not valley bottom, and even with that, a lot of it is far enough away from the river not to be affected. Most flooded domestic properties were on the main road or in Mytholmroyd - really awful for those who were flooded, but it's not the majority experience.

A massive flood alleviation project is underway too. Don't be put off by flooding. Just don't by a property by the river.

Shipley, good rail connection , but for 120k you may be a bit pushed, it's not as cheap around here as you might think.
