Do I take house off the market...

House has been on the market for 4 weeks now, only had 4 viewings all good feedback but nothing came of it.

We only decided to move to take advantage of stamp duty saving, it was something we probably would do but a few years later.

Anyway house isnt selling, seen one we really like but cant go for it until ours sells.

We have already dropped the price 10k and not prepared to drop it any more (agent said we didnt need to as it was valued right just the market has slowed)

So anyway I'm thinking now if we havent sold in the next 2 weeks we are not going to make stamp duty saving so should we take it off and wait until the market is calmer in another year or so....

Any help or views appreciated.

I’m in the same boat. I think we are going to take it off the market, fix the things that need fixing, possibly redecorate and have another go at selling in the spring.

You've not given it very long. 4 weeks and already a reduction? We dont know if the stamp duty holiday would be extended. No reason not to keep it on and see what happens.

@Dazedandconfused10 we knew we had out it up at the top end of the 3 valuations and because of no interest decided to drop it after 2 weeks. Slowly getting interest now much not much.

The reason I am thinking of taking it off is because I dont think we will make the stamp duty saving so dont want to pay increased prices like Martin Lewis and people are saying and still have to pay stamp duty.

How much longer would I give it to still make saving?

It sounds like it’s still overpriced if dropping the price has generated a tiny bit of interest.

I think it makes sense to either take it off the market or price more realistically so that you can sell and move.

We were in a similar position to OP, house on market for 4 weeks, loads of viewings and good feed back but no offers. Took it off the market as we didn't want to be viewing strangers houses and having strangers in our house due to this lockdown, also it's not a good time to sell just before christmas. We are going to wait until the new year, assess the covid situation and maybe try to sell again.

Good luck with whatever you decide, it's stressful enough selling houses without all the complications of a pandemic!
