Would you drop the price yet?

House on the market at 285, valued at 272.. hoped for some leeway with negotiations and 285 for this street is pretty bang on price wise. There’s 3 others similar size, one of which already sold and tbh it wasn’t a nice inside but did have longer drive.

It’s been on nearly 3 weeks with only 2 viewings. Would you drop the price?

Valued by whom? What does your agent say? Did the other sell for 285? Is your house in the same condition?
I'd ask for a very frank talk with the agent in case there's anything you can do to encourage viewings before you lower the price, but rightmove moves up in 10,000 increments at that price point so people maybe capping their search at 280, and you would miss that.

I also think the market has slowed down again now after the initial flurry after lockdown it certainly has around here - people who didn’t sell during the June-July mini boom have started dropping their prices now.

House is in similar if not better condition than the one that sold. That one went for 290 I think.

It’s more the problem that we are not getting enquiries anymore! Will dropping it to 279 make a difference?

Have you spoken to the agent to see if the viewers gave any reason why they didn't offer? I wouldn't be in a rush to drop the price as that could be seen as desperate to sell and someone may then deliberately give a lower offer than you might have had otherwise.
