PARKING!! (Yes. There's a diagram!)

So, I've rented out my terraced house. This has a parking space that legally belongs to the house at the rear of the property. It fits one car but has a drive up to it that fits another car that runs the width of my garden. So when you've parked the car, the fence ends about half way along the second car.
There are 3 houses behind my house which all have parking as shown in the diagram.
All the houses bar one have said they have no issues with my tenants parking both their cars in the parking space and immediately behind it.
The one neighbour has approached my tenants saying they shouldn't park immediately behind their one parking space as it's part of the turning circle and "as they rent, they have no say in this".
When my tenants moved in, I was very clear that the house came with ONE parking space but they could try parking immediately behind their car but it wasn't an official space.
I've told my tenants they'll have to come to a mutual agreement with ALL the owners of the properties and that officially, they only have one space.
I'm pissed off with the the one complaining owner due to their attitude about them being tenants....is it acceptable to let them sort it out with the neighbours now I've told them legally (again) what they've actually got?

Its nothing to do with being tenants so your neighbour is BU, but so are you / your tenants. They're dont have a right to park in the 2nd "space" so as the owner, you need to tell them to park somewhere else. Its not for them to sort out with the neighbours, a neighbour has said they can't park there (which you accept, its not your parking space or even a space at all). Just tell them to park elsewhere.

Great diagram !

I assume that if you lived there rather than rented it out, the house comes with just the 1 space ? So the fact they are renting is neither here nor there - the objection would apply equally to the owner if they parked a second car so as to inconvenience others and in excess of parking rights.
Does the land registry entry help ? I assume not and that it shows one space ?

It is for you to sort out with your tenant. Once you have told them they can only park one car there as the second obstructs others then they will have to abide by their tenancy which shows one space. If they continue to park a second car there you will need to deal with it.

If it were me I’d speak to neighbour and say you’re dealing with it. Then speak to tenants and say they will have to find second space elsewhere.

Good luck.
