Should I pay for a new roof?

Currently selling house. Awaiting buyer survey. The current rain has revealed a leak in the flat roof on the kitchen which is 11 years old.

Question is do I get flat roof replaced now or do I offer price reduction when survey flags it up?

How eager are you to sell?

If you're keen to get sold ASAP and have the money to hand i'd get the roof done. Having to have a roof replaced would be off putting for a lot of people, so you may limit your potential buyers and only attract those looking to do work.

Additionally, if a new roof cost you say, £5k, a buyer would be expecting more off than that, so the cheaper option for you is probably to get the roof done. "Just had a new roof" is a further selling point.

With that said, the market at the moment is a bit unpredictable. You could pay to get it done and not recoup any of the cost. So the flip side is see how you get on, and if there's not enough interest or feedback from viewings/surveys consistently mention the roof, you could always consider it then.

It may be worth asking your agent for their opinion. In the past when we've suggested doing any work, they've largely said not to bother as someone might want to come in and change it all anyway.

Thank you AnnieMaul. That is good advice. We actually have a buyer but this roof leak problem has only just become apparent with the rain in the past few days. We are expecting the survey to be done in next couple of weeks.

Then get a quote and speak to the buyers and say either you’ll fix it or offer x discount

They may have a builder friend or wish to extend etc and you’d be eating a lot of money
