Viewers saying flat is too small

Has anyone else selling received feedback that their property is too small?

Our flat went on the market the day before lockdown so obviously no viewings. Since estate agents were allowed back to work we've had loads of viewings but consistent feedback that the flat is too small. Slightly confused as to why anyone would bother coming to look at it really as you can clearly see the size of it in the floorplan.

To be honest we didn't think there was much point keeping it on the market as we thought it'd never sell in the current climate, but as we had so much interest thought we might as well keep it on the market. But not much I can do about the size of it, is there! We've already decluttered as much as humanly possible and put stuff in storage.

It will be a combination of things.

  1. floor plans and measurements mean nothing to many.

  2. your photos may be good and give a false impression of space.

  3. people are likely looking at anything in their budget.

  4. some genuinely whinge about anything.

I think you should take it off the market for now, as no one in their right mind will buy while things are so uncertain due to Covid. I'm pretty sure that you said that viewers are all FTBs, and if that's the case, you can bet your life they're receiving advice from everyone around them that has ever bought a house, warning them not to buy now because prices will go down. Also, the fact that your husband is currently having to use your child's room as an office is really going to put people off. So wait until you're both back working outside of the home, and prices have settled, you'll get a buyer much more quickly, and any place that you're going to buy will have also gone down in value proportionately.

I cant see why anyone using a room as an office would put people off, are buyers so thick that they think they have to use the room only for what its currently being used for Confused

When we moved into our house the third bedroom was used to store reptiles. Didnt put us off.

We had this with quite a few viewings, saying the bedrooms were too small. We did everything we could to remove furniture and maximise space. Next three viewings offered.

Buyers can be very odd. We had someone complain that our house was near a road once... if they were looking for somewhere in the middle of a filed I don't know why tey viewed in the first place Confused. Another didn't like the perfectly conventional mantelpiece which was shown in the pictures anyway
