Have a view while cooking or while eating?

Have a 5 bedroom house with en-suite, downstairs loo and small family bathroom.

Convert smallest bedroom into large family bathroom and have A 4 bedroom house with en suite, downstairs loo and Big and small family bathroom.

The latter option is probably daft.

The bathroom thing depends on whether that would make life significantly better for you now and if you plan to stay in the property long enough to make that worthwhile, as reducing the number of bedrooms must devalue the property.

Cooking because you also do other things in the kitchen. My view is a panel fence now the landlord had it fixed. I never noticed how much time I spend in the kitchen staring out of the window until now.

How small is the smallest bedroom? If it's a box room it's pointless unless you need it for a child so use it for whatever makes most sense to you.

We have 4 big bedrooms and one box room that is DH's office (and also where I store my coats). The DC have a jack and jill bathroom that goes between their bedrooms and we talked about giving them an ensuite each by using the box room but their current bathroom is so revolting I refuse to make any changes til they stop dancing while they pee.

I'd rather the lovely view when I'm cooking - I cook every day and spend so much of that time looking out at our garden.

Bedroom/bathroom situation depends on how many kids you have. Do you need 5 beds?

I'd rather have a view while eating.

Hmm, is eating just eating, or is the dining table a busy area? In my house we hang out at the table a lot, so not having a view would be a bit dismal.

Can you swap a medium sized bedroom with the bathroom, pipework allowing? Then you keep your 5 beds, or 4 plus study at least, and also get a bigger bathroom?

The current small family bathroom is out on a limb at the back of the house and would make a dismal bedroom, one small window.

We hang out a lot at the dining room table, I’m hoping to be able to squeeze in a couple of comfy chairs with a view whether it’s a kitchen or dining room with a view.

I’m leaning towards dining with view as we spend a lot of time having a cup of tea, chilling with grown up moved out kids when they come ro7nd for dinner.

I spend a lot of time in the kitchen...

I would definitely put the kitchen up by the utility room in that layout, using the back wall of the snug. Mainly because that’s basically what I did. I decided that we had two other receptions rooms which could be used as a ‘snug’ type area and that what I wanted from the extension was a place to sit where it was light and I could look at the garden. I’m doing busy ‘doing’ in the kitchen to make the most of the view.

That’s been my thoughts, I’d rather spend quality time in the bit with a view. Then can put cupboards and storage in the snug bit, which is lonely used for storage haphazardly at the moment. And then have utility off the kitchen.
