Has anybody used those companies that buy houses at a discount but do it quickly?

We need to sell our house quickly. Are there any pitfalls I should be mindful of?

Haven't used them personally but have looked into them. The major pitfall is that they are likely to offer you substantially below the market value in exchange for the quick/cash sale - that's how they make their profit. I'd really only use one if I was genuinely really really desperate for the cash. Otherwise I'd either try selling on the open market at a rock bottom price to attract an investor/cash buyer or sell at auction with a reserve on it (for the latter you will need to pay commission etc.).

Also do be careful of these companies offering you a suspiciously good price, there are some scams/con artists out there, so check out any company really carefully before proceeding and never ever send them money as a 'deposit', to 'secure the offer' or similar (sorry if that sounds patronising but despite thinking of myself as generally financially savvy, I've nearly been caught by that kind of scam when desperate in the past as panic can cloud your judgement!)
