Beacon Hill Farm near Morpeth should tick all your boxes. Not a hotel but has spa on site.

We had some great holidays at Clydey Cottages in Pembrokeshire when our kids were younger.

Definitely not looking at centre parks - so expensive!!!

I've not done a clickyljnk before but Breamish Valley Cottages near Alnwick in Northumberland are gorgeous.

They don't have a hotel but tick all your other boxes. Also if you like cycling the immediate area is good and fairly flat even though it's near hills and coast of course.
