4.7% discount over asking price, surely it's acceptable?

I know it's the EAs job but I have a feeling our offer won't be accepted. Listed for £210k (although agent thought it was £215k) offered £200k. Been on the market for less than three weeks. We like it but it has its quirks (no garden for a 4 bed), and every bedroom has its own set of staircases. EA wasn't very positive but we made clear that was our final offer as any room for manoeuvring would be minimal. We could go all the way to £205k but we really don't want to.

They've rejected £200k but will sleep on £205k

Not a student let (uni is too far away) but certainly as a holiday let in the future. It's close enough no many attractions and holiday makers wouldn't mind the "undesirable" location.
