Transfer of deeds

Hi I'm posting here for traffic.
When we purchased our house, there was a garage kept out of the sale of the property. We knew nothing of the garage until we came to sign for the house.

The owner of the garage now wants to sell it to us at a very good price.

Is there a way of us being able to do the transfer of deeds without using a solicitor?

I believe the correct form is a TR1, you can do it yourself but personally I would use a solicitor to be on the safe side.

Are you sure you don't already own the land that the garage sits on? Sounds very odd, I'd be asking my solicitor to check the land reg maps of my plot before agreeing to purchase.

No we don't own it ☹️.

The chap we bought the house off, bought the house and the garage was kept out of the sale of the house.

A year or two later, he bought the garage.

He has separate deeds for the garage which he has shown us to prove ownership.

The garage is straight across the road from out house.

We're pay £5k for it, which I think is a no brainier, as I'm pretty sure it will put more than £5k on the value of the house.

As it's totally separate from the house, I'm certain we don't own it.

I had a similar sort of problem and went to the Land Registry in Coventry to sort it out.

So no solicitor was needed?

If I can avoid paying £100's to a solicitor, then I will.
