Can anyone help with the layout of this house?

I’m looking at buying this house, I really like to make the kitchen bigger and was hoping someone might have some suggestions of the best way to do this.
What would flow best? I really like communal living and would like a sofa in my kitchen somewhere?

Can anyone help with the layout of this house?

Could you knock through into the dining area and then maybe make a separate sitting room - so take down one wall but put wall up between sitting and dining room if you don't want it totally open plan.

Would you be able to extend? You could square off the back and then knock through into the family room and existing kitchen and have an l shaped kitchen/ lounge room. You would then keep the existing lounge as it is as a more formal sitting area.
If you can't extend maybe just knock through existing kitchen and lounge?

If there are only 2 beds upstairs, I assume you Want to keep the 3rd bed downstairs

If you want to maintain 3 bedrooms, you could extend out to square off the back, create a large living/kitchen/diner and separate off the front part of the existing living room, from the kink in the wall where the current kitchen is, to create the third bedroom.

Thanks for responses, the bedroom family room at the back is an extension already, so not I could extend too much, also not sure o would have the bravery and the money to make massive changes.

In time I would hope to go up into the loft area and make a bedroom up there for me.

I would extend and use the existing bedroom, kitchen and then new extension as kitchen diner space and section the living room into two and have the bedroom at the front. Does that make sense?

I'd open up the kitchen into the bedroom family room extend across the back and have an L shaped kitchen diner with the table where the bedroom family room is and a sofa where the extension would be. Wouldn't be too expensive as you're not moving kitchen and messing around with plumbing etc.
