Someone i know is getting a mortgage (not me but close to me)

They don't have the deposit. It is being gifted to them by a family member.

The mortgage company (Santander) is saying that the gifter will therefore have to be on the mortgage as they will be on the deeds with a legal interest in the house.

That cant be right can it? I have told friend to sort it out with Santander (obvs) but they are hard to get ANY consistent advice from.

Would anyone know please?

I have no legal qualifications and haven't done this myself,

however, I understand that the person giving the deposit can sign a document to say it is a gift freely given and they have no claim on the house.
