Has anyone ever been denied a property after viewing and paying reservation?

And having a guarantor?

We got evicted on Monday! It has been one of the most stressful weeks, but today I reserved a property and have a guarantor, can anyone help settle my nerves, have you ever been refused a property after reserving it and having a guarantor?

If you have a bad landlord reference or your guarantor fails referencing or doesn’t meet the (usually very high) income criteria; can they afford to pay your and their rent, it’s not uncommon.

Hopefully it’ll be alright, although it depends what you mean by “evicted”. If you mean your previous tenancy ended, then that’s not eviction and you’ll be fine.

Yes, loads! Rental accommodation in my area is extremely competitive and after you have gone through checks the landlord will look at all of the applications and decide who he wants. They seem to prefer a high flying couple with one primary aged child. The estate agent however gives everyone the impression that the house is going to them.

In one property we paid the deposit and 3 months rent and 3 days before moving in the EA phoned to say the LL had had a massive heart attack so wasn't moving any more. Thankfully I hadn't given notice on my house otherwise we would have been homeless. I discovered soon after the LL had got a buyer and sold the house, there was no heart attack Hmm
