Please tell me about your extension!

I'm starting to plan an extension. I probably have the option of building two more room downstairs (out the back and side return) and depending on budget an additional bedroom upstairs! Literally never done anything like this before. Are you willing to share:

What was your extension?
What was the total cost?
How long did it take?
Any other tips/info?

I'm clueless and just want to understand the lay of the land a bit. I'm SE England so I know prices are higher here. Bit daunting as am widowed with two young kids...so even more responsibilities!

We did a double storey extension on the back and single on the side.

Have us big open plan room with dining area and kitchen in side extension along with utility room and fake garage. Upstairs we've now got 3 double bedrooms with the master having a dressing room part and en-suite.

We're both in construction so did a lot ourselves which saved on machinery but it cost us £100k.

We started in the April and moved in in the December.

Don't under estimate how much you'll spend on skips. Look into a grab wagon rather than skips, works out cheaper.

And our favourite website, Ironmongery.co.uk. Plus don't forget to think about socket placement (best with USB ports)

Obviously it depends on the square footage, but it sounds like at least 70k and more like 100k. We've had a single storey extension of 6x3m and it was 25k including a patio outside!

We are London and are spending £45k on the loft (Victorian terrace), and had a quote for the side return at £52k excluding the new kitchen it would require (we aren’t doing it, can’t afford both!). Both are/would take about twelve weeks. Hope that helps :)
