Tenant/Landlord question

My Mum is in her 70's and has been renting a property since June. She gets housing benefits. Her landlord is a first time landlord and she is their first tenant. They agreed to take her as a benefits tenant (we're very grateful) but had to pay 6 months in advance and DH is her guarantor. She is also paying above market rate I believe looking at other properties in the area, but they won't accept HB tenants.

So on Saturday night the back door lock jammed and we can't lock the door. DH took the outside handle off so can't be opened. DM texted landlord Sunday morning to tell them. They acknowledged and LL1 said she'd let her husband know. Anyway heard nothing. DM texted again this morning and said she was going for the weekend and would they be in this week. They now want to come I. When she's away to do the work so that's a week with an unlockable door. Won't DM's insurance be invalid?

Also they haven't retiled bits of the kitchen after fitting a new boiler and extractor fan (which doesn't work properly) despite promises to do so.

I'm getting pissed off and wondering what I can say/ do to make them get on with it all.

If we could find another tenancy easily then we'd leave.
