Is anyone available to please help me understand some clauses in my lease

Hello lovely mumsnetters

I can’t get hold of my conveyancer (my usual problem!!) so thought I’d see if anyone here can understand leases.

I basically want to replace my windows, and can see a clause stating that I am responsible to do so, a clause saying I cannot change the exterior of the building and a clause saying that any alterations must be granted written permission...

I’m a tad confused as to whether replacing a window is an “alteration” rather than a “repair”, and whether replacing rotting wood with UPVC (on the top floor) would be classed as altering the exterior?

Any help would be much appreciated!

If it's exactly like-for-like it's a repair, if it's something a bit different (wooden into upvc for example, albeit the same layout), it's an alteration. You'd need to apply for a license to alter from your freeholder (usually administered by your managing agent), but permission shouldn't be 'unreasonably withheld'. It's a very simple process.
