Just wondering how much on top of the advertised price of the house did people end up spending when they have bought a new build? Aware that the advertised price is probably not the final price we'd end up paying but looking for a ball park of what it would be, thanks!

Around £3k. Excluding flooring (which we bought elsewhere). We moved a few sockets, some kitchen upgrades, added and outdoor socket and a huge inset mirror in the bathroom.

Discounted upgrading sockets to better finish/usb as v overpriced.

You might want to check the garden - friends bought a new build and everything was great until they tried to dig over the soil ready for planting and discovered under approx 6 inches of soil was half a ton of builder's rubble. It cost them a lot to get rid of it and buy more top soil to bring it up to the previous level.

Try and get the upgrades as part of your discount. Often the builder would rather give you stuff/work at cost price rather than money off.

We bought turf, tiling on kitchen floor, upgraded double oven, outside electric socket, towel radiators in the bathrooms instead of normal rads, and extra tv points. All in all about £5k

We have just had our extras meeting and added £8.5k which is for the flooring, kitchen upgrade, few sockets, spotlights and extra doors (through to garage and external). We priced up sorting the flooring ourselves but there wasn’t much difference (and we are lazy!)

Forgot to say our garden isn’t included but we have been advised to wait a few months to let the land settle (no idea if that’s a thing or not!)

Nothing extra. We did all our choices but they didn’t charge more on top. It was all included in the purchase price. This included turf to front and back, flooring downstairs, carpets and flooring upstairs, outside socket, kitchen, everything except curtains and blinds really.
