Has anyone here bought a new build before?

So me and DP have made the decision to buy a new build and have paid our deposit. Its under help to buy so had to be new really but I’m terrified!

Ive received two different types of plans and no one can tell me which one is correct although I’ve been told the original ones that I bought via are most likely to be wrong. (The changes that I can see is a cupboard under stairs removed and 2 less windows)

I’ve only viewed the show home for the whole development (100s of Houses) which is high spec everything and a lot bigger than mine.

They are saying it’s not likely to be ready to view for 6 weeks but my exchange deadline is in 2 weeks.

Sorry... I’m rambling. Basically, what I’m asking is am I likely to be disappointed? If you bought a new build were you happy with the finished product? Did it look like the plans?

Who's the developer if you don't mind saying?

I’m on my 2nd one and love it.

We were very happy once the snagging issues were resolved. If they don’t have a show home of your house type, do they have one a different site that you could go and view?

It depends on the developer. Unless they specify differently at the outset, show homes are the highest spec and not what you get unless you pay extra. Most have signs saying that it’s been upscaled.

We’ve had three new builds. The last two have been from a developer whose shoe home fixtures and fittings are what you get in the house you buy. Fridge freezer, oven, hob, microwave, flooring, carpets, spotlights, turfed back garden and landscapes front garden etc.

Thanks. Very small local developer, this is their first big project like this and they have no other projects going so can’t go and view at another site. Mine is the cheapest house and basic spec, show home was the nice ones and highest spec!
