Help-what to do re move

Our house is under offer, buyer is hoping to move in before Xmas.

Our plan was to move to a different part of south London about 15 mins away on the train. We love our current area but it's very expensive and you get more for your money in the other area-plus it's equally lovely.

We've been looking for a while and have just found something we really like.

The issue is that I called around the local schools and nurseries today and found that none have any places. DD has settled well into the local primary (just started reception-I know it's terrible timing but couldn't be helped due to other reasons) and DS is settled at a lovely nursery.

I just don't know whether to take the gamble and offer on this house if we will just be stuck on waiting lists. I could feasibly bring them to their current school and nursery on the train each morning, but this is obv going to be REALLY inconvenient as I then have to go into town for work.

Another possibility is that we rent for a while round here while the sale goes through (would have to do that anyway) but keep the rental a few extra months while we're waiting for places. Although this will be very expensive it has the added benefit of enabling us to avoid living through some building works we would do on the new place.

What do you think?? I just can't work out what to do

I think it’s worth renting because although it obviously costs money, it does give you a breathing space, either to make sure about the house you’ve seen, or to look for another. People with no house to sell are attractive to sellers.

If you can get on to waiting lists, you’ll hopefully have places when you do move.
