Opinions on these decorating quote, please?

The lowest of these 3 quotes is so different to the other two, I think it’s too good to be true, but interested if you think I’m right!

1 bedroom flat in Greater London. Well kept, but not redecorated since it was built, so there are approx 8 settlement cracks, as well as the normal picture hook holes, to deal with. Also, some minor water damage in the bathroom which needs a patch repair before redecorating.

I asked for quotes to just repair and redecorate walls and ceilings, as we will sort woodwork ourselves.

The flat is 50m2.

All 3 contractors have advised 4 to 5 days to complete the work. One tradesman in attendance, I’m responsible for clearing the work area and putting everything back, they will clear all their materials at the end of the job.

Two of the contractors have quoted £1300 and £1600 respectively. The third has quoted £850.

The quotes from the higher priced contractors are slightly more detailed than £850 guy, but they all got the same tour of the premises and advice on what we need, I don’t think there are any scope gaps.

All 3 have really good feedback on mybuilder although only the cheap one, can be found when I Google or search Companies House. And £1300 contractor has specified payment in cash or by transfer only, which I’m not keen on.

All 3 are pricing inclusive of Dulux paint. I’ve assumed they will all get trade prices, so will have budgeted about £200-£260 as part of their quote.

So has £850 contractor undercooked his quote and likely to be poor quality or jack his price halfway through? Or are the other two overpriced?

My feeling is £850 for 4 days work, possibly 5, is too cheap for a quality decorating and repair job? Excluding materials, he’d be working for £160 a day.

I was quoted just over 1k 3 years ago also for a one bed flat. I’m up north. All the walls were in awful condition, lots of cracks etc. I think the first two quotes are probably the most realistic. I honestly would be in the same boat as you here though and not know who to go with. Hopefully someone with more of an informed opinion will come along and answer.

Why are you not keen on cash or bank transfer? If they are happy for it to go through the bank then they are being legit. Would you like to be paid by cheque and have to wait days for it to clear?

I’d say £850 is reasonable. The other 2 are really expensive!! £160 a day for a decorator is pretty standard. A few of DH friends are painter & decorators and their prices range from £140-£180 a day

Argh just seen latest responses! Thanks for the comparable day rates.

I don’t want to pay via unprotected means to a company for whom I can’t find a registered address and who seems keen on doing a VAT dodge if possible. Been there, done that, with regrets.
