Negotiating reduction in house price after survey

Posting here for traffic.

We've recently had a survey carried out on the house we are buying and it has highlighted issues with the roof; there is rotten felt that needs replacing as it has caused water ingress, the fascias and guttering need replacing etc. I've had some builders go round and have a look and the quotes are between £2.5k - £3k. The work needs doing ASAP to prevent further damage. We offered on the house based on the fact that it was in good condition and there was nothing that needed doing immediately.

We bought the house for £197.5k (asking price was offers over £200k) and we'd like to try and negotiate the price down to £195k to give us the cash spare to complete this work as soon as we have the keys. Please can you give me some tips on how to word this as I really have no idea?? I was planning to send the survey report and quotes from the builders but need some help on what to say. Also, if anyone has been through similar and managed to negotiate some money off I would be glad to hear your story!

We did but it was a different situation as it was a private sale, so we had no agent.
I rang the owner, told her the issues, and she offered to pay. She wanted to get the work done herself so she didnt overpay, but agreed to obtain a warranty and certificate transferrable to us. (ours was electrics based). She was desparate for the sale to stay together and we didnt have any extra money (she knew our offer was maximum we could afford when we made it)

@Kezzie200 thank you for your response. I'd like to think for the sake of a relatively small amount of money they wouldn't risk the chain, but we'll see...
