We bought our first home at the beginning of the year, upper maisonette & are still a bit clueless about some things.
Last night I heard water trickling from the small WC that doesn’t get used much, water was overflowing from the toilet. There’s a carpet in there (boak I know) that’s completely soaking, as is underlay and floorboards.
It stopped flowing as soon as I noticed it and we think it was caused by loft conversion shower running (was on for 5 mins max) - but will need to test this to be sure.
That was bad enough but then got a panicked knock at the door from downstairs as it was coming through their ceiling.
So what now? We were going to replace the carpet with Lino etc anyway and it’s a very tiny WC so shouldn’t cost much. But obviously we would make right anything that was ruined downstairs (presumably just ceiling) - so if we claim on insurance will they cover downstairs damage too? Would they let us replace with Lino or would they only pay for carpet? Do they cover the plumber too?
Guess I’m sure not if we should phone plumber or insurance first. Or if insurance would even be worth it with excess & raised rates.
