We are going to be moving to the other end of the country for family reasons. We’ve seen a house we love, no other interest as yet but it’s right at the top of our budget and we have to sell before we can put in an offer.

Today we’ve instructed the estate agents to sell our house and I already feel so bloody depressed and anxious about the whole thing. Firstly there’s brexit which means that it’s going to be more difficult to sell generally (although we’re in an area where things are still at least selling). Even taking that out of the equation, I just foresee months of stress while buyers, estate agents and solicitors muck us around. Something will come up on the survey, buyers will struggle to get a mortgage, a very minor piece of paperwork will be missing that holds the whole thing up for weeks, the estate agent lies to us, someone’s solicitor goes on holiday just at the point of exchange etc. etc. etc. And after all of that, we will end up missing out on the house I’ve fallen in love with.

Before I descend into a complete pit of dispaire about the whole thing, has anyone actually managed to sell a house with no issues and buy the house of their dreams?

Yes. Sold to the first viewer. Went through quickly without any issues.

Well house selling always has the potential to be stressful as you are relying upon other parties which you have no control over. I think you need to take a step back and devise some expectations. So viewings for example you may very well spend hours tidying making the house look presentable for only the viewer not to turn up or be interested. But if you expect that from
The outset then you will have less disappointment. Also set some rules for yourself so how much are you prepared to lower asking price. If the survey comes back with something what is that something that would make you lower the price. Our house was an old terrace house and had damp my opinion was damp came with the age and state of the house so price wasn't being lowered they still brought it. We moved a year ago and it wasn't that stressful tbh. Relax and enjoy it.
