So seen a house today and I'm smitten but it's coal fire which I'm not soo keen on (but had great advice on here about) the kitchen is Lovely but the garden is a funny shape wouldn't get DD trampoline in..but then again she wouldn't have to move schools it's pretty much up the road from our house so I'm undecided 😂 much needed 3 bedrooms. Need to decide by Thursday mine if I want it

You don't have to light a coal fire, do something else with the fireplace.
I'd be more concerned about the garden - nothing you can do will change that, so assess what the limitations and advantages are.

Are you sure that the only form of heating is a coal fire? That seems very outdated these days. Maybe the 'coal fire' is just a feature in the sitting room?

How old is your DD?

DS has just turned 8 and we moved earlier this year. At the old house we had the space for a trampoline and climbing frame in the garden but here, although it's technically a similar size, the flower beds and patios meant I couldn't accomodate bringing them.

I was a bit worried about it but there's a park 2 minutes away, there's plenty of safe space here for him to go out to play which there wasn't before and I got him an archery set and a few other bits for the garden here (including a basic tool kit) and he hasn't missed it all. I love building stuff and messing around with his bow and arrows with him and he's much happier in general because the areas so much nicer.

If he'd been younger I think I'd have missed the trampoline more though - he got a lot of use out of it!

She's 8 nearly 9 and there's a park pretty much on door step 😂 yes only form of heating is coal fire heats the radiators.
