Tenancy referencing

Hi!
I’m applying for a new tenancy for a house rather than a flat with my little girl. I am a cleaner and work 17 hours a week. The referencing agency advised me to put unemployed because I don’t have an accountant. I have a bad credit score. However I currently have a tenancy. My landlords will give me a good reference and my dad is my guarantor going through referencing too. How likely am I to pass referencing?

If you have a guarantor you may be ok. However I would tell all to the lettings agency because they will likely take a non refundable fee so its best to lay it all on the table.

Do you work cash in hand?
That might be the issue, rather than a lack of accountant?

No contract = no job in the eyes of the referencing agency

Ah okay then yes that might be what it is. I did tell the lettings agents that I could prove my income though. Very nervous about referencing now!

We had this too and my dad acting as guarantor was fine.
You really do need to find the right landlord to accept you though, some landlords saw our low income at the time and rejected us straight away. You will find something though! The estate agent should help you know if you'll pass the checks before you start. My Dp has a CCJ against him and a low credit score and we still passed with a guarantor. Good luck! It is so stressful.

Ive met the landlady of the new place and she seems so lovely so I’m hoping with my dad as guarantor she will accept us!
