New tenants want everything but do nothing

The ongoing saga with our various tenants is that they want the place to be clean but don't want to clean it or pay for a cleaner. They're never happy. We went away for 10 days and they had destroyed everything, let the plants in the house & garden die by not watering even once, and the house looked like animals lived there. Literally. It was a shock to walk through the front door- the dirty body smell in the house, blocked toilet, unclean floors & surfaces..etc.

Out of 8 tenants we've had, only 1 was a relatively normal reliable responsible person.

Our latest problem is that we had to go away for a few months & one of the tenants told us the shower is broken. Apparently it's been broken for ages but none of them informed us! She wants us to get it fixed asap, so I called a few plumbers & found one. However, the tenant(s) don't want to give us any specific time they can be in to let the plumber in to the house. They want it done, but don't want to let him in.

We've even offered to pay one of the less irresponsible tenants £200 every month just while we're away, to look after the house & garden.. she agreed.. but as soon as I mentioned to keep it clean, she changed her mind- so I offered her £100 a month to let workmen in to do repairs as needed but no cleaning- she agreed- but as soon as I mentioned the plumber was going to call around, she changed her mind again.

We don't know what to do. We don't know anyone in the area & have had awful experience with agencies where they take £300 a month and do nothing.

The strange thing is- for £100 a month it would involve in average maybe 1 hours work every 6 months. The tenants are all interested when we offer them the money but as soon as it comes to actually doing anything, they don't want it anymore.

I wish my landlord had offered me £200 to clean or £100 a month to let the plumber in when I was renting - I used to do it for free!!

Wish we could just find someone reliable & willing to be paid for this simple task.

We aren't even putting any demands on them, as soon as they need anything repaired, they can just call the tradesmen and let him in at their convenience, and we will pay them £100 a month to do it, and we will pay the repair man as well. I don't see what the big deal is.

So they don't want to do this, but they keep texting us that the shower is broken while we're in another city. There are 5 of them there and usually someone is in.

Why do people have to be so difficult?

Can you fix a key sage and just give the tradesmen the number so that they can let themselves in?

Why don't you use a managing agent who has a set f keys and can let workmen in, also inspect the property once a month on your behalf? You can't 'manage' your property adequately from distance.

If it’s a multiple occupancy house, can you charge a little extra and provide a cleaner for the communal areas?

Surely if you rent a house out they just clean as anyone else would? Why would you need to pay them? Is it to clean a communal area?

Use that £200 to employ a cleaner/odd job person. Give your tenants 24 hours notice of trades coming and use a key safe or your cleaner to open up?

Jilted- good idea! For trades we know. But we can't trust tradesmen we don't know.

From our experience cleaners who advertise or work for agencies are so so unreliable / untrustworthy

Around here there are builders who will take on house maintenance for you, so you pay them and they do everything from fixing the shower to yearly gas checks.

Are you in a landlords association at all? Maybe they could advise you?

Like Dutch, I’m a bit confused. If it’s a house you’re managing from a distance, why have you gotvhouse plants in there?

So to clarify it's our home & we have the rooms rented out.. we are away for a few months, and couldn't find an agency to look after it for a few months.. so far the tenants are texting us almost daily with issues 😂 yet they don't want to let in repairmen to resolve said issues lol.

One would expect tenants to clean, yes, but from our experience they just don't.. but they do however know how to complain :) Smile

We have plants in the garden around the house, and inside, to make it look nice :)

We tried renting rooms out without plants in the garden... no one wanted to rent the rooms, so we made the house look nice, and now loads of people want to rent the rooms, but they don't want to do anything lol

It's like they want it looking nice but don't want to do anything. Lol

I guess the most important thing is the shower repair & maintenance right now, we like them to enjoy living there while we are away.. but apparently it's turning into a nightmare. Yet we don't know how to help them if they won't help themselves. We offer to pay for repairs but can't catch a plane there each time to let repairmen in.

The thing is, if you're offering £200 a month and getting no takers, you'll have to use that money to make the trip yourself and vet some contractors....

I was hoping you'd say Hampshire, Cornwall or Devon as I know a property management agent who would take on a short term contract happily!

Maybe advertise for someone again? But you'll still have to come home to meet them too.

What we really need is just a normal reliable person we can just pay to let repairmen in... I'd guess it would only be once every 6 months on average.. so it's a pretty good pay for who ever takes it.. just can't seem to find anyone!! It's like the world has gone mad.

My whole life I've been a tenant for landlords who don't want to fix or pay for anything to be repaired... now that we are finally landlords, we are the nicest you could find & are willing to pay but it seems we have nightmare tenants who demand it gets done but won't let anyone in.

Sounds like you need to get rid of your tenants and get a house sitter instead.

How long do agencies want it for? Can't you get them to do it without giving them an end date?

It sounds incredibly frustrating for you.

I'm confused, do you normally live in this house? Are these 'tenants' actually 'lodgers'? What type of tenancy agreement do you use?

They want minimum 12 months .. we found one agency who wants 6 months but they seem awful. Our past experience with agencies is that they take £350 a month but do nothing, so we're not too upset about them refusing to do it for a few months. We'd rather find someone reliable- but where?!! It seems everyone wants the money but not to let any repairmen in lol
