Live in a new build property with internal garage. Since having DC1 we’ve found the house small, to the point where we’ve changed the dining room to a play room for all his toys.

We plan on staying here long term but are thinking of converting internal garage into room. Then we get our dining room back but still have an extra room downstairs.

If we were to sell in the future. Would you prefer a garage for storage or an extra room (advertised as study or could you class this as a fourth bedroom?)

We want to do what would be best for selling in the future and would add more value.

Not a bedroom, if you convert. Playroom/study/second reception room.

You cannot be sure what will hold or even add value against some future sale and what putative buyers will want. Arrange your house how you want to live.

Assuming you have a drive, and a loft, I'd prefer an extra room.

I'd prefer the garage for storage, unless you have room and access for a decent shed in the garden instead. If you get rid of it have you got somewhere for storing bikes, gardening stuff, camping stuff, tools etc? I'd use a corner of the playroom as office space and you'll get it back as a dining/2nd reception in a few years when it's no longer needed as a playroom.

We've just done it - extra room. We've got a large garden, so all bikes etc are stored in a new shed. Love our new space.

We converted our garage into an office and utility space but we also built a large shed at the side of the house for storage. Not many people use their garage for a car so as long as there is plenty of storage space and a drive you should be fine.

Extra space. Think about the size of the garage and can you leave some for storage. We had a long garage and converted 2/3rds which was about 20ft and blocked up the dividing wall and have space accessed from the garden for extra freezer kids bikes etc. can you go up and create some storage in the garage eaves above the new space? We did this too and is great for suitcase storage etc. like others have mentioned if you have space a decent shed with good locks for your garden stuff.
