Move to south of London with toddler

Hi I'm looking for some advice I'm a single mum of a 18 month old I have just accepted a great new job in London near Oxford street. So need to move down south I'm asking for advice on best locations to move too. I want to ideally be no more than 30 mins to Waterloo or Victoria stations, and want to be south of London as I have family in burgess hill.

My question is what places are semi affordable , walking distance to a station that gets me to those two in 30 mins roughly and what areas are safe and good for possible school catchment.

Also should I go for a childminder or nursery? Obviously trying to keep costs tight.

Advice welcome!

Try south Croydon. 22 mins to Victoria, great schools and parks. Southern Rail are terrible tho!
