Would you put your spare room on air bnb?

We are twenty minutes from Central London. My friend and I are sick of looking for flatmates and would quite like a break from living with other people! What do you think to letting out the spare bedroom?

No, I'll post as I please Ehric. Not everyone understands tax. My post was intended to be helpful, not everyone knows they can offset some costs.

Melonfool, I don't think it was the off setting point Ehric was griping about, more the insinuation (intended or not) in the second part of your post that there might be tax dodging going on.

The new limit is great. You'd be looking at near constant occupancy to meet the threshold under the new £7500 allowance. Plus if like me, one partner doesn't work then there's a full personal allowance to apply.

My point was, some people must be paying tax, therefore a reminder to them that they can offset costs.

I just happen to have done my business and personal tax returns, so I guess it's on my mind. We also happen to have looked into the tax situation for Airbnb recently because we intent to do it once our en suite is done.

I find it a bit odd that people are so sensitive that they think any mention of tax is some kind of accusation.

I dread my washing machine breaking down! What a bummer. We have two 'best' sets of sheets, pillowcases and duvet covers for each bed, so there is a bit pressure on the turn around of guests.
We also use the tumble dryer in wet weather so that is another much needed machine.

I'm having a bit of a set to with AirBnB at the moment. My response rate is 100% but when you view my profile it shows it at 91%. So, phoned them and after looking at it they cannot understand why either. There is no one that I have not responded to within 24 hours. I asked them to correct it and they have said it will correct itself in 30 days. 30 days!
I asked them to correct it manually. They can't. I want to know why it went to 91%. They don't know. Hopeless.

91% is pretty good though and unlikely to put people off I wouldn't have thought. Bloody irritating though.

Has anyone used the free professional photography? Is it really free or is there a catch...?

I don't get the response rate either. I have always responded within 24 hours yet mine is 90 something too. Meh.

Hi rocky, I have not used their photography so I have no idea if there is a catch. We have 12 photos which shows the whole house, but not the outside and in our reviews guests have commented that the pics are true. Not really sure why! Perhaps other hosts show a mansion when they have a bungalow. Hah.

Ehric, that is really interesting! When I phoned AirBnB they acted like they had never heard of this problem before. I was slightly miffed with their response, after all they are taking 12% fee from guests and 3% from hosts on each booking, so had hoped they would take it a bit more seriously.

There is no catch to the free photography. It makes a huge difference to your listing.

Be aware that airbnb effectively own the photographs though, so you can't put them on another site.

And rocky, the problem with not having 100% response rate is that their search algorithm optimises you based upon your response rate (amongst other things), so not having 100% may push you down the listings.

cedricsneer, it's not rocky having the response problem, it's me and Ehric, so far!
I am aware that the AirBnB algorithm is multi factorial and so the 91% rating could send me down the ratings which is why I am miffed!
The attitude when I phoned them was, well, 91% is okay, no problem, and I got a bit mardy and said this is what I pay you for, to get it right, and it should be 100% and that reflects on me. And then they did the whole, well the tech dept will look at it but it will take a million years thing.

Very annoying for you. We have brilliant mods on our scotland group who quite often lobby airbnb about this stuff but also offer great advice. Do you have a local group?

Morning all

Sitting down for a minute with a minging hangover.

Breakfast yesterday morning was interesting - our US couple sat down first, then the Chinese family appeared and we managed to squash them in around the kitchen table (it normally seats 4). US guy suddenly bursts into fluent Manadarin, to the delight of the older Chinese ladies, so breakfast ended up being fun for all. Somehow I ended up cooking eggs for everyone too - thank goodness I had a giant egg box...

We had a party for about 25 people in the back garden in the afternoon, then went off to a local street party til midnight, then home again to try and do some clearing up. Would it surprise you to know a figure appeared around midnight with more laundry? I had to say no as the washing machine is on its last legs and didn't want to sit up all night waiting for it to finish.

DP went off for a bike ride this morning and was really grumpy as I was in host mode. Unfortunately the Chinese ladies spotted him in his cycling kit and made him pose for photos in the garden before he went off on his bike.

Empty house at the moment, more guests arriving at 2 today, and new washing machine soon after. It's currently doing its final load, making strange noises, a swansong before it joins the big white goods showroom in the sky.

Off to strip the other room now, my head is spinning so much I think it might fall off.

DP says I have a 'host face' and a face I switch back to for his benefit, kind of like those theatrical masks.

I'm part of our local Airbnb group, but find it of limited use really as only have geography in common. The frequent posters seem to be more of the very conventional b&b types, or they have entire holiday lets. The host anecdote group is quite interesting, and has some reassuringly awful horror stories of hosting...

Re the photography - I haven't used it yet due to time constraints and have some decent kit of my own (major hobby), but would recommend it as have seen how much better listings look when it's utilised. Also, it means your listing has the Airbnb verification in that it shows genuine photos of your property. Only drawback is that the wide angle lenses they use sometimes can give a little distortion to the sides of photos - a bit of a bugbear of mine re interiors photography!

A couple of quick tips if you are photographing your listing yourself - avoid too much bright daylight coming in as it will cause harsh shadows (and creases on the bedlinen) and make the room dark too. I do most of my photos early eve or with the blinds down.

Also, take a photo, then look at it to check the detail. Rearrange/tidy up then shoot again, taking a better one. I find it much easier to critique a room by looking at a photo then reshooting.

Regarding the response rate issue - a friend of mine had a similar problem and she ws told nothing could be done and was furious. I've logged loads of issues in the last few months and had mixed success - volume of issues in part down to the fact that I normally work in the technology sector and spot easily when things aren't working properly. I've found Twitter quite good for 'shouting' about issues - when the dashboard went horribly wrong a few months ago I tweeted frequently about it and ended up discussing it with other hosts around the world who had reported same problem. It was kind of like a virtual angry mob Smile

Photographer is coming on Tuesday. I am slightly concerned about how I'm going to get everything tidy. I kind of don't want every surface and space to be entirely clutter free and showroom tastic (other than the actual guest room itself) as that would be entirely unrepresentative of reality!! I will report back...

Question: latest review has mentioned in the private feedback that we might want to consider supplying earplugs in case the kids are up early! Now our listing makes it very clear that we have kids aged between 2-7. They don't get up before 7 thank god. I'm not sure I want to incur the expense of disposable earplugs for guests. Neither of the previous two guests mentioned this, this was a young couple who stayed for one night as they were going to a concert nearby. They had previously been camping for a week (where presumably some kids not mine get up with the sun). I don't feel especially minded to buy earplugs, I have my own in my wash bag for camping, wouldn't you expect people to bring their own? The actual review was fine so no concerns really, just curious whether earplugs were the norm in houses with kids!

Nod and smile and ignore. It's a homestay for budget travellers and you will find in time that the guests make way more noise than the kids

Remember the tricky guests I had who needed the home office letter and described my house as messy? I had a look last night to see if they'd reviewed their subsequent accommodation and they had - a really nasty review. Have messaged the host to say it's them, not you, and will get in touch with airbnb to warn them

Don't bother about earplugs just make sure it says clearly in your listing that you have small children. A guy recently asked if he can borrow my iron, I don't have one. In his private feedback he advised me to buy one. Um no.

Hi rocky, eagle and ehric speak wise words.
The only thing we have ever been marked down on is Location. Strangely it is only the single room that we get this for and never the double.

We state really clearly where we are, we describe the street, we say it is quiet, we say it's in walking distance of blah, and bus route blah. They can see where it is on the map! What can you do about Location? Nothing!
We also had a guest who kindly suggested we might provide 'bathrobes'. It's not going to happen.
You are doing great, just mark it down as you can't please all of the people all of the time.

Eagle, well done for advising AirBnb about the tricky guests who leave less than honest reviews. A few people are so difficult and hard to please and it must be really upsetting to get an unfair review.

God I don't know what to do. This person has requested to book it for a week and has followed up saying that she organises students from overseas for educational programes and that if we except this booking she will use us all the time. I'm in two minds about it. What do you think?
