Edinburgh - feedback please on Gorgie EH11

Hi

I am relocating to Edinburgh for work, and looking to buy a 3 bedroom property. I am considering a property in Gorgie EH 11 - I am single and have 2 adult children, one of whom lives at home. I am looking for feedback on the area, in particular whether the transport links to the centre/airport are good; whether the local area has decent facilities for a relaxed, simple lifestyle. Feedback from current local residents would be particularly helpful.

TIA

Transport links are good pretty much everywhere in Edinburgh but yes, certainly in gorgie. Right side of town for airport as you don't have to cross the city centre or battle with the bypass. It's probably a 15 minute drive in a car at quieter times. There will vert frequent busses plus tram to the airport. Multiple busses to town but you can also walk it in 20-30 mins from much of gorgie.

Gorgie is quite built up, mostly tenements. Are you sure the 3 beds your looking at are in Gorgie? EH11 covers Stenhouse, Broomhouse & Bankhead - is it these areas you're looking at?

liveforsummer · 27/04/2024 07:07

True about EH11 although all will still have excellent transport links both to centre and airport. You'll either be closer to one or the other depending exactly where in the postcode. But Edinburgh is a small city so nowhere is that far from any of it

Thank you - yes the estate agent details say Gorgie rather than the other areas.

I would welcome any other comments about the local area, eg coffee shops, local supermarkets, safety (eg at night), local parks - just to get a feel for the area. I hope to visit next week to view, but weighing up other options too

The estate anyway will pick the best area in the vicinity and call it that 😅. They call mine trinity but the postcode is leith and the house deeds say bonnington. Edinburgh is a safe city as a whole. My friend lives in Gorgie (in a family home with a garden - they do exist) and does not drive. Her and her teen dc do not question walking anywhere. It's an incredibly green city and there are parks aplenty wherever you are. The Pentland hills and the beach are also very easily accessible. Things can change from street to street so you really need to go have a look, some streets will be bustling and busy, others quiet. There will be traffic noise on main routes. Plenty facilities for everything in easy tracking as close to both city centre and out of town shopping centres

I’d not say Gorgie is relaxed or chilled, it’s not the greenest of areas. It’s a busy built up area, good transport links though and lots of local shops & cafe’s.

Can you give us a link as family homes in actual Gorgie are not common, I suspect it’s elsewhere in EH11.

If it’s actually Gorgie it where one of the local football teams - Hearts - has it’s stadium so very very busy on match days.

weebarra · 27/04/2024 08:06

Very multicultural (for Edinburgh!), nice restaurants, pretty built up though easy access to lots of green space.
Parking is a nightmare and it gets very busy on match days if you are anywhere near tynecastle.

CamaMass · 27/04/2024 08:22

Very busy and built up, inner city feel.
Excellent transport links, shops, cafes etc. Football stadium.
Lots of flats, first time buyer area

Callisto1 · 27/04/2024 08:35

I can’t speak for Gorgie, but Slateford which is close is quite urban and industrial. Think big supermarkets and busy roads. Not the sort of place where you’d have a leisurely coffee in a pretty cafe on Saturday morning. Saughton park is nice, but I wouldn’t want to live there if I had a choice of area. Having said that I’ve not noticed anything bad, it’s just not pretty.
If I was looking in that area the places around Harisson park look nicer to me. But they might be pricier. The secondary school catchment is not ideal there so that might keep prices down.

Coughsweet · 27/04/2024 08:46

I have an EH11 postcode, have had 3 properties all in EH11 over the last 20+ years although none actually in Gorgie - first flat was in Dalry and since then lived in Shandom. Gorgie itself is mainly tenements although there is an expensive redevelopment of an
NHS property at start of Gorgie Road. It isn’t very green itself (little White Park is the only direct green space I can think of) bur it’s very close to beautiful Saughton Gardens and you have Harrison Park just to the south, there’s also the smaller Murieston Park at the Gorgie end of Dalry Road and Roseburn Park is easy to reach. Loads of restaurants, particularly along the road in Dalry, went to Locanda di Gusti for MIL’a birthday the other day and it was great. Lots of supermarkets - large Sainsbury’s (calls itself “Murrayfield” 😆) with Aldi opposite, Lidl in Dalry and another on Slateford Road, Asda and a small retail park with an Aldi and M&S Simply Food just along in Chesser. I rarely take the car to the supermarket as the shops are so handy.

TheBanffie · 27/04/2024 08:49

Gorgie is very built up and whilst it's fine (and significantly cheaper than some areas in Edinburgh) it's definitely not a quiet, relaxing area. I would say there aren't many bars or cafes - which is good as you don't get rowdy drunk people on a weekend (unlike living in Leith or near Lothian Road). I'm talking about areas very near Gorgie Road which is a busy bus route. Some nice looking post-war houses by the side of Murrayfield stadium but that's maybe more Balgreen than Gorgie. Edinburgh has loads of very small named areas so EH11 covers various areas with their own personalities. Not sure I'd pick Gorgie on any grounds other than it being cheaper- speaking as an ex-resident. Buses in Edin generally are excellent. Some nice modern houses in Roseburn alongside Roseburn park. Apparently places are going for about 101 % of home report. What's your budget?

Coughsweet · 27/04/2024 08:51

I feel I must speak up for the local secondary school after the comment above even if it’s not relevant 😁 my DC’s are there and it’s been great for them.

BellaBaxter · 27/04/2024 08:58

It wouldn't be my first choice of location put it that way...

I was at Ardmillan for a breast exam yesterday and that's just at the back of Springwell development (i think that's the one referred to above). Beautiful homes there but yes, I agree that the whole area has not got the independent coffee shops though it's not too far a walk from Polwarth then Bruntsfield for that kind of thing.

Coughsweet · 27/04/2024 11:30

There are several independent coffee shops on Dalry Road (am currently sitting in one), one more opened this week and I’ve just walked past another new one which is being fitted out. The Bonnie Barista that recently opened in Bruntsfield already had a branch near Saughton Gardens. One of the cafes in Polwarth closed recently.

This is the property I have been looking at - I am keen to find a 3 bedroom, with two bathrooms. Those seem to be few and far between. I am not tied to any one area: downsizing from a large family house in SE England, I would still be keen to have outdoor space which is why this appealed.

We nearly bought in Dalry but ended up the other side in the end. Definitely spend more time in the city. That area used to be way more industrial and doesn't have as much planned open space as other parts.

Edinburgh is really pretty small as cities go and the bus system is very good.

CamaMass · 27/04/2024 14:48

That looks like it's right on Gorgie road which is one of the main arteries into the city centre.

If that’s your budget and you’re looking at flats. I think this is a far better location https://www.rightmove.co.uk/properties/147029186#/?channel=RES_BUY

I'd agree with this - much nicer area

BellaBaxter · 27/04/2024 16:02

Coughsweet · 27/04/2024 14:38

There are also 2 sets of new developments beside the Water of Leith - good for buses into town https://www.rightmove.co.uk/properties/146375585#/?channel=RES_NEW

Also nicer area although no cafes in walking distance

They’re in/beside Stockbridge - which has loads of wee shops like cheesemongers and stuff, cafes, Sunday farmers market…walking distance to the centre of town tbh, but yes public transport is pretty good too, both have outdoor space and are cheaper than the gorgie one
