Edinburgh - feedback please on Gorgie EH11

Hi

I am relocating to Edinburgh for work, and looking to buy a 3 bedroom property. I am considering a property in Gorgie EH 11 - I am single and have 2 adult children, one of whom lives at home. I am looking for feedback on the area, in particular whether the transport links to the centre/airport are good; whether the local area has decent facilities for a relaxed, simple lifestyle. Feedback from current local residents would be particularly helpful.

That gorgie flat is on a very busy traffic junction- not appealing at all. The @Coughsweet one in Meggetland is a much better location, green space around the flats and very near the canal path which leads to Harrison Park.
If you don't need to worry about schools or commuting I'd look a bit further out, more likely to get a garden in a nice area. In no particular order- Corstorphine, Trinity, Greenback, Roseburn all lovely

Gorgie road is busy as mentioned but that flat backs onto a fantastic newly refurbished park with glasshouses and a cafe. I’d consider the flat if it was at the back of the building not front.
Meggetland is lovely. On the canal, surrounded by playing fields, closer to cafes etc.
both equally good for transport.

Buckstone is nice for families but you pay a huge premium for the school catchment it’s in so I’d avoid.

Yes that Buckstone house could go for a lot over the o/o price

For that price I'd buy a big tenement flat on Harrison park. I used to live in one and loved it.

Or maybe the Comely Bank one above. The layout is a bit rubbish but could maybe be sorted.

Thank you for all the suggestions - I really appreciate it!

I am not fixed on any particular style (new build/older property) - my main criteria would be on good transport links into centre (which seems to mean all areas, which is great); 3 beds, 2 baths; and some outdoor space.

I am heading to Edinburgh next week to narrow down options, your advice has been very helpful

That street it’d depend whether you drive or not, if you do that junction and road coming out are horrendous, pretty much always

but walking distance of the big Tesco so… swings and roundabouts I suppose 😂

I’m a big fan of Shandon - it’s slightly tucked away with a lovely park, direct access to the canal path and can be on the top of Craiglockhart hill in 20 minutes but has a good range of buses and is walking distance to Bruntsfield, Moringside, Haymarket and the town. Once the cycle path connection to the canal has been completed it’ll be possible to cycle to much of Edinburgh barely going on a road. “Location, location…” have flagged it on their last two Edinburgh episodes (saw Phil walking down my street filming) and it feels like a bit of a village. The properties come up on Rightmove under Slateford” but it’s very different to actually being on Slateford Road itself.

And being 10 minutes walk from an IMAX screen is quite good too.

If you're happy with a flat but would like your own outdoor space I'd focus on an upper / lower villa somewhere like Corstorphine, Shandon, Merchiston. The two bathrooms might be a blocker as lots haven't converted a second but this is a good shout with great views. Another similar is on for fixed £380 so this shouldn't go too far offers over. www.rightmove.co.uk/properties/144850715#/?channel=RES_BUY

I grew up very close to where you are looking. There was the canal for walking, Saughton Park,You can walk along the canal to Harrison Park.

For that money, I'd consider looking in Corstorphine which EH12 7/8/9. Lots of coffee shops, access to green parks.

ESPC is where most lothians advertise for sale.

There's a million better choices than a flat in Gorgie for 400-ish.

@Coughsweet thank you for speaking up for the High school! I had a historical reputation and it seems some people have long memories. Loads of good stuff goes on there. The other day I was walking past white Park at lunch time and a group of maybe s1 or s2s were playing (non ironically) on the big climbing spider Web and it gave me so much joy to behold. I love gorgie. I bet you'll have seen me wandering around at some point!

I wish I could afford that house! I would absolutely live in Saughton gardens the whole time though! The wildlife there is amazing by the river, the gardens are beautiful, and the playpark and skate park are brilliant!
